RE: 675 E Durant - The Little Nell Hotel Submit Request for Code Variance - Chair 9 Door at
northwest corner near accessibility lift.
Dear Stephen,
As discussed on February 22, 2019 at the Aspen Building Department. The Little Nell Hotel is
requesting an alternate swing to door 1206 on permit plan drawing set submitted 02.12.2019 and re-
submitted on 02.27.2019.
The door at the rear of the Chair 9 bar has two main uses. The first is that it is an accessible opening
for guests that use the lift and cross Corridor 118 into Chair 9. The second is that operations utilizes
the door with rolling carts from the elevator at the end of Corridor 118 to set up the Chair 9 bar.
After much deliberation the door opening into the bar is the most efficient for both functions. We
understand that having it open out would be preferred as an additional means of egress, but it is not a
required egress point. There are 3 other ways out of the bar area and all of those doors swing out.
The other limiting factor is that the door needs to be 20 -minute fire rated and we were unable to find
fire rated hardware for a double acting 20 min fire rated door to allow it to swing both ways.
You may contact Alison Agley at 970.462.9370 if you have any questions regarding the variance in
this application.
Sincerely,
Sarah Broughton, Principal
