1.0 General
1.1 Project Information
1.1.1 Tenant Improvement Project for new athletic studios
1.1.2 Project is located at 535 East Hyman Avenue at vacant lower level suite
1.1.3 Total square footage of tenant improvement is 2,555 sf
1.1.4 No work is to be performed outside of the limits of the space described
1.2 Project Scope of Work
1.2.1 Current space shall be divided into 3 spaces
1.2.1.1 Pure Barre Studio
1.2.1.2 Cycle Bar Studio
1.2.1.3 Lobby and Retail
1.2.2 Interior partition walls to be erected to delineate spaces
1.2.3 Demising walls shall have sound-proof assemblies to meet code
1.2.4 Dropped ceilings to be installed per design intent
1.2.5 Lighting and low voltage wiring to be installed to design intent and code
1.2.6 HVAC changes to be made to existing system according to code
1.2.7 Life-safety shall be modified to code
1.2.8 New finishes shall be applied to floors, walls and ceilings
1.2.9 New entry and interior doors
1.2.10 New furnishing, fixtures and equipment shall be installed
2.0 Project Location
2.1 Building Description
2.1.1 Project is located within building commonly known as the Aspen Core Building
2.1.2 Building is mixed-use and is located within the City of Aspen and is served by the
common utilities therein
2.1.3 Building is located on the corner of East Hyman Ave and Hunter St.
2.1.4 Project is accessed via entry on the East Hyman side of the building

3.0 Project Documentation
3.1 Permits
3.1.1 A #1 Building Permit is submitted. All trade permits will be submitted by
licensed subcontractors.
3.1.2 No permits have been issued to date
3.2 Public Notification
3.2.1 The adjacent property owners shall be notified of scheduled work prior to
commencement
3.2.2 There are no anticipated impacts into the ROW so on-site neighbor meeting and
written notifications are not required
3.3 Project Sign
3.3.1 Project Signage shall comply with Appendix A: Required Construction Sign of the
CMP Requirements Manual 2018

4.0 Project Implementation
4.1 Dates of Construction
Construction is estimated to last 4-6 weeks and begin June 1, 2019 and be completed by July
15, 2019
4.2 Hours of Construction
Hours of construction shall be limited to the hours allowable by the City of Aspen outside of
the CRA and Central Core areas as defined in Appendix E: Core and Central Resort Area Map
of the CMP Requirements Manual 2018
4.2.1 Construction is limited to the hours of 7:00 AM – 5:30 PM
4.2.2 Construction is limited to Monday – Saturday
4.2.3 No construction is allowed Friday – Sunday of Food and Wine Festival
4.2.4 No construction is allowed on Memorial Day or the Fourth of July
4.3 Sequencing of Construction
Project is interior Tenant Improvement and no excavation shall occur
4.4 Adjoining Properties
Project shall comply with the adjoining properties policy
4.5 Project Fencing
Project fencing shall not be installed as all work is interior and noise suppression fencing is
not required
4.6 Public Health and Welfare
Public health and welfare shall be maintained during the entire construction project
4.7 Natural Environment
4.7.1 Project shall comply as to protect the natural environment
5.0 Site and Right of Way Management
5.1 Right of Way Management Plan
There is no anticipated encroachment into the Right-of-way
5.2 Parking
All parking for construction shall comply with the City of Aspen Parking Department
regulations and shall be limited to on-street parking
5.3 Read Emergency Vehicle Access and Ordinance 35
The Project shall maintain continuous emergency vehicle access on and around the site.

5.4 Construction Parking Details
According to the City of Aspen Traffic Impact Analysis Guidelines the level of TIA is EXEMPT
and does not require a TDM Plan and MMLOS.
5.5 Staging Areas
Temporary materials staging shall be located on the alley side of the building
5.6 Right of Way Limitations
There are no Right-of-way encroachments anticipated for this Project
5.7 Site Plan
5.7.1 See graphical CMP provided by the design team
5.7.2 There is no construction trailer minor project
5.7.3 There is no tower crane for this project
5.8 Waste Management
5.8.1 On-site separation and recycling shall be performed on this project
5.8.2 Co-mingled materials and cardboard shall be separated on-site
5.8.3 Food waste shall be contained in a bear-proof container
5.8.4 All litter and debris shall not scatter to adjoining properties
6.0 Traffic Control
6.1 General
Traffic control coordination and supervision are not anticipated during this project
6.2 Haul Routes
All hauling from/to project shall comply with the City of Aspen designated routes on
Appendix B – Haul Route Map
6.3 Onsite Vehicle Limitations
There will be no oversized vehicles on the project at any time
6.4 Delivery Requirements
6.4.1 Hours of deliveries shall be in accordance with the City of Aspen Construction
Schedule and calendar specific for this location
6.4.2 Only one delivery vehicle shall be allowed on the site at one time
6.4.3 Delivery and Heavy Duty Vehicles must have a visible sign on the vehicle
indicating the contractors name and phone number
6.4.4 Maximum vehicle weight shall not exceed 10,000 lbs
6.4.5 Deliveries shall be scheduled during early morning hours

6.5 Traffic Control Plan
A Traffic Control Plan is not anticipated for this project. All traffic control required shall be
coordinated with the City of Aspen Engineering Department
7.0 Pedestrian Protection
Pedestrian safety shall comply with City of Aspen Code 21.04.060, MUTCD Chapter 6, the
Americans with Disability Act and with Chapter 33 of the IBC
8.0 Sediment and Erosion Control
Not applicable
9.0 Fugitive Dust Control
Not applicable
10.0 Emissions
All vehicles and equipment shall be properly maintained to within manufacturer’s specifications
11.0 Noise Suppression
11.1 General
All construction equipment shall be adequately muffled and maintained to minimize
noise
11.2 Noise Suppression Plan
All activities on-site shall be performed so as to limit noise and shall comply with
Appendix C of the CMP Requirements Manual 2018
11.3 Noise Limits and Suppression Requirements
Project shall comply with the required decibel limitations at the property line during
construction. All work performed that may approach the sound producing limitations
shall not occur on weekends nor before 9AM on weekdays. No radios or music devices
shall be used prior to 8AM.
11.4 Specific Restrictions Related to Manufacturing On-Site
There will be no noise related on-site manufacturing at this project

12.0 Enforcement
12.1 City Construction Mitigation Officer
A City Construction Mitigation Officer (CMO) shall be assigned to this project by the City
of Aspen
12.2 Corrective Action
The City of Aspen shall enforce construction mitigation corrections as applicable by
current codes and adoptions
12.3 Inspection Reports
CMO shall complete construction inspection reports and shall keep as public at the City
Engineering Department
13.0 Construction Mitigation Committee
The Construction Mitigation committee shall review exemptions sought by projects and make
determinations as deemed appropriate.
14.0 Appeal Process
Appeals shall be forwarded to the City Manager for exemptions
