Construction Management Plan
Oliver Peoples-Tenant Improvement
535 E. Hyman Ave. Unit 104-Street Level
1. Project Introduction
1.1. Unit 104 located on the first floor of the Core building located at 535 E. Hyman
Ave will have full tenant improvement work completed. New interior demising
walls added, electrical fixtures, mechanical HVAC system, and FFE. This space
is 671SF of floor area. Material staging will be located on the south side of the
building within the alley access and long term storage will be in the space itself.

1.3. The property contains a mixed use building located in downtown Aspen on the
SW corner of Hyman and Hunter Ave. There is are existing occupied tenant
spaces in the building. The scope of this remodel will be completed in 1 phase.
We anticipate starting the project in the beginning of March with the expectation
of total project buildout taking no more than four-six weeks. This building is
serviced by public utilities. There are no plans for upgrading any of the utility
services.
2. Project Documentation
2.1. Adjacent properties will be notified of work and provided contact information via
the posting of the project sign the immediate neighbor will be notified of this
construction and informed on an as need basis of possible construction
impacts. This sign will include a brief scope of work and list contractor’s contact
information. Because impacts beyond the licensed ROW area are not

anticipated, specific notification and on-site meeting should not be necessary.
2.2. A project sign will be posted on the entry door of the building with the
contractor's contact information.

3. Project Implementation
3.1. Dates of Construction: Construction is expected to last 4-6 weeks (March 15th,
2019– April,30th 2019) and will only occur on approved dates Monday through
Saturday.
3.2. Hours of Construction: Construction activity will only occur during the allowed
hours of 7:30AM and 5:30PM Mon - Friday and 9AM to 5PM on Saturdays.
3.3. Excavation will not occur or encroach within 5’ of the property line.
3.4. Project is all interior scope so no job site fencing will be installed.
3.5. Project shall uphold utmost respect for public health and welfare.
4. Project Management
4.1. Parking for subcontractors and GF Woods Construction employees will be
limited to street parking. Temporary material staging will be located on the south
side of the building in the alley as well.
4.2. Parking at the site is limited and is all metered. Carpooling and public transit will
be encouraged and utilized to the greatest extent practicable.
4.3. Map of Construction Management Plan is attached as Exhibit A.
5. Traffic Control
5.1. Traffic Control Supervisor will manage operations, if and when necessary.
5.2. Designated haul routes will be followed. Exhibit B
5.3. Maximum vehicle weight shall not exceed 10,000lbs.
5.4. Any traffic control required for deliveries will be coordinated with the City of
Aspen Engineering Department. Deliveries will not be scheduled outside of the
approved hours of construction. No more than one delivery truck can be
accommodated at any time. Deliveries will be unloaded via the entry doors on
the Hyman Ave in early morning hours or through the alleyway to the south of
the building.
5.5. A Traffic Control Plan is not included as road blockages or traffic stoppages are
not scheduled or anticipated due to the limited scope and nature of the project.
6. Pedestrian Protection
6.1. Pedestrian safety will be maintained per City Code Section 21.04.060, MUTCD
Chapter 6D, the Americans with Disability Act, and IBC Chapter 33.
7. Sediment and Erosion Control – NA
8. Fugitive Dust Control – N/A.
9. Emissions – All construction vehicles will be maintained and in good running order.
10. Noise Suppression
10.1. Construction noise will be limited to 80 decibels at the property line whenever
possible. And are not expected to be a concern with all construction activity
contained indoors.
10.2. Loud or obtrusive work will be completed during the approved hours of 9AM to

5PM (Monday through Friday only). Neighbors will be notified 3 days advance.
