1.0 General:
1.1 Approximately four-thousand-five-hundred-sixty-four (4,564) square feet of interior spaces. This
work includes demo/removal of existing interior finishes and some walls, new kitchen and
bathrooms cabinets/countertops (reusing existing appliances). New flooring including hardwoods,
carpet and tile. Adding 3 new windows.

2.0 Project Introduction:
2.1 Approximately four-thousand-five-hundred-sixty-four (4,564) square feet of interior spaces.
2.2 Project vicinity map
2.3 Complete remodel of private residence at 975 Chatfield Rd. interior spaces per plans attached. New
kitchen and bathroom cabinets/countertops. Reuse appliances. New flooring/carpet/tile. Remove
some walls. Add 3 new windows. Scope of this remodel will take approximately one year to complete
starting demo upon receipt of demo permit, and interior remodel upon receipt of building permit.
Proposed Development is a complete remodel.
3.0 Project Documentation:
3.1 Permit Types: none have been issued thus far. Electrical, Mechanical, Etc. will be applied for as
needed.
3.2 Neighbors within 300 feet will be notified of the construction per City of Aspen CMP Manual
guidelines with the first public notification occurring no later than 10 days prior to the start of

construction with a project sign readable from street or driveway and shall meet criteria in City
Municipal Code 26.510.030B4. The project sign will include public notification of description of work
to be performed within construction phase, list any traffic and/or pedestrian concerns, and describe
hauling/staging operations. The project sign will also include information of the kinds of equipment,
expected noise levels and durations of loud work per City of Aspen CMP Manual guidelines.
3.3 Project sign will be constructed and posted with contractors contact information and other required
project information. Appendix A: Required Construction Sign.

4.0 Project Implementation:
4.1 Dates of Construction: Construction is expected to last approximately 11 months (September 17th
2017 – Aug 3rd 2018) but may adjust depending on timing of Demo & Building permit issuance and
receipt. Construction will occur on approved dates Monday through Saturday.
4.2 Hours of Construction: Construction activity will only occur during the allowed hours of 7:30AM and
5:30PM Monday – Friday and 9:00AM – 5:00PM on Saturdays. No construction will occur on non-
approved dates during project duration.
4.3 Construction Schedule: Anticipate approximately 11 months of construction. Please refer to attached
Construction Phasing Plan.
4.4 Adjoining Properties: Excavation will not occur or encroach within 5’ of the property line.
4.5 Project Fencing will be installed at property lines as needed. Fencing will be non-removable, six-feet
in height, chain link fencing with mesh wind-screen. Please refer to Site Plan sheet in attached
Project Plans.
4.6 Project shall uphold utmost respect for public health and welfare.
4.7 Natural Environment: Project shall be oriented to minimize harm to all aspects of the City of Aspen’s
natural environment, including tree protection as needed.
5.0 Project Management:
5.1 Parking Management (Appendix B: Site Plan): Parking for John Walker Building employees and
subcontractors will utilize the on-property parking spaces. Any potential Right of Way (ROW)
encroachments for parking will be avoided, and will submit for approval with the Engineering
Department if needed.
5.2 Emergency vehicle access Ordinance 35: Project shall maintain continuous emergency vehicle access,
on and around site, including but not limited to police, fire, and ambulance services.

6.0 Traffic Control:
6.1 Traffic Control supervisor will manage operations, if and when necessary.
6.2 Designated haul routes will be followed. Appendix C: Designated Haul Routes
6.3 Weight and Size limitations: maximum vehicle weight will not exceed 10,000lbs.
6.4 Any traffic control required for deliveries will be coordinated with the City of Aspen Engineering
Department. Deliveries will not be scheduled outside of approved hours of construction. No more
than one delivery truck can be accommodated at any time. Deliveries will be unloaded via the
driveway into either garage or front door/bridge way during early morning hours, except when
deliveries required outside of early morning hours but within approved hours of construction.
6.5 A Traffic Control Plan is not included as road blockages or traffic stoppages are not scheduled or
anticipated due to the limited scope and nature of this interior remodel project.
7.0 Pedestrian Protection
7.1 Pedestrian safety will be maintained per City Code Section 21.04.060, MUTCD Chapter 6D, the
Americans with Disability Act, and IBC Chapter 33.

8.0 Sediment and Erosion Control: N/A

10.0 Emissions:
10.1 All vehicles and equipment used on site will be properly maintained such that the engines will
function within manufacturer’s standards or parameters/
10.2 Emissions from diesel engines shall be of a shade or density no darker than 40% opacity.
11.0 Noise Suppression: per code
11.1 Construction noise will be limited to 70 decibels at the property line whenever possible.
Construction noise not expected to be an issue for activity contained indoors.
11.2 Any loud or obtrusive work will be completed during the approved hours of 9AM to 5PM (Monday
through Friday only). Neighbors will be notified 3 days in advance when applicable.
