scupper, IRC 903.4.1 requires it
to be sized at 3 times the size of
the roof drain and have a
minimum opening dimension of
4 inches. Call out elevation of
scupper's flow line to ensure it is
below the floor level at the
sliding doors.

S2.7, confirming that the area where the Hot tub is to
be located is designed to support the that Hot Tub.
The Hot Tub specifications are also attached.
The REMP worksheet with 121 SF is the correct one.
Sheet A002 has been corrected and is consistent with
the rest of the drawings.
Sheet A105 has been noted.
The Fire Table has been deleted on sht. A106. It is not
part of the construction of the project.
Sizing information, per IRC 903.4.1, has been
provided on sht. A302 & details 3 &4 on sht. A403.
Scupper elevation is noted and is below floor level at
sliding doors.

What type of fireplace is this
(wood burning, gas log, or gas
appliance)? If it is a gas log or
wood burning fireplace please
provide a detail on the new
proposed changes to the hearth
that comply with IRC 1001.9 &
1001.10. From this plan it
doesn't appear that your hearth
meets the requirements if it is a
wood burning fireplace or gas
log set. Provide the fireplace
opening size as this will
determine the size of the hearth
extension. If it is a direct vent
appliance provide the installation
manual and a detail showing that
all required clearances from
combustibles is being
maintained.

previously? I don't see in on any
existing plans or the site plan.
Provide a spec on this spa that
shows it meets the exemptions
from REMP (must be self
contained, 64 sf or less and be
certified by the CEC or
APSP-14) and a cutsheet on a
cover that complies with ASTM
F 1346 and has a min R12
insulation value. Per City policy
the guard along the hot tub must
either extend 18" above the
height of the spa edge or have a
horizontal distance of 18"
between the guard and the hot
tub. Provide an elevation or
detail that shows compliance
with this.

The existing fireplace is a Lennox Rhapsody 42N
gas appliance. The Specifications are attached and
highlighted; a hearth extension is not required;
minimum clearance to unprotected side wall has
been maintained per Figure 6 in the specifications.
The hot tub current location is now shown on the
existing & demo plan and the new proposed location,
18" from the parapet/guardrail, is shown on sht. A106.
The hot tub spec is attached and meets the
exemptions from REMP. The Owner's Manual for the
hot tub is attached with the statement, highlighted on
the second sheet and page 28, that the cover meets
the required ASTM standards.
Inspected Fabricator signature has been provided on
the Special Inspection & Testing Agreement attached.
Details 1/A403 & 8/A401 have been revised to be
insulated with spray foam having an R-49.
