dwelling unit in the basement. It
has its own entrance,
mechanical room, kitchen and
dining. As a separate dwelling, it
must be separated from the
main dwelling by 1 hour fire and
STC/IIC 45 rated fire partition
walls and horizontal assemblies.
Doors between units must be fire
rated. The fire partition walls
must extend to the underside of
the floor sheathing above with
no framing interruptions
(alternatively, the basement
ceiling must be 1 hour rated
throughout the entire building).
Each unit must have its own
electric panel and mechanical
systems or have constant
access to its panel and
mechanical systems. Provide

the air sealing requirements of
2015 IECC table R402.4.1.1.
Indicate the continuity of the air
barrier and where it is located
throughout the building. Note
locations that require caulking,
sealing, taping, etc. Note which
components are included in the
air barrier such as spray foam,
gypsum, housewrap, and/or
exterior insulation. You may
have all of the above but you
need to pick one continuous
barrier and stick to it. It needs to
follow the thermal barrier. The
better detail you provide, the
easier it will be for the contractor
and inspector to be successful.
This is a new 2015 code
requirement in lieu of a blower

SNOWMELT:
THE SNOWMELT SYSTEM SHALL BE CONTROLLED ACCORDING TO AN OUTDOORTEMPERATURE SENSOR AND A SLAB SNOW/ICE SENSOR. WHEN THE OUTDOORTEMPERATURE IS BELOW 35°F, THE SNOWMELT SYSTEM SHALL BE ENABLED AND THESNOWMELT PUMPS SHALL CYCLE TO MAINTAIN A SLAB TEMPERATURE OF 28°F.
