To Whom it May Concern:
This letter is in response to the Building Department comments for the above mentioned project. See
below for comments received and MKK’s response.
1. A0.7 CODE ANALYSIS AND EGRESS PLAN: IEBC 1010.1 does not exempt you from providing
the required fixtures for the new B occupancy. The kitchenette satisfies the drinking fountain
requirement but a service sink still required on property (but not necessarily within your
unit). Show the location of the required service sink.
MKK Response: Refer to drawing M2.0. The service sink has been located immediately to the
south of the Women’s Restroom. Plumbing and exhaust has been shown as provided for the
service sink area as well. Refer to drawings M3.0 and M3.1 for supporting information on
service sink.
2. E2.0 LIGHTING PLANS: Clearly show or note how you will be meeting the lighting control
requirements of IECC C405.2. This will include occupant sensors in required locations
(C405.2.1), time-switch controls in areas not provided with occupant sensors (C405.2.2) and
manual light reduction controls throughout (C405.2.2.2).
MKK Response: Refer to lighting plans. Work Room, PO3, PO2 and CMS 1 are provided with
dimmers or multi zone on/off switches with ceiling mounted occupancy sensors to meet
C405.2.1 C405.2.2.2. Lobby, living room and corridors are not required to have occupancy
sensors and/or time-switch controls because they are greater than 300 square feet and are
less than 5000 square feet, therefore C405.2.1 and C405.2.2 are not required. No changes
were made to the drawings.
3. E5.0 ELECTRICAL ONE-LINE, DETAILS AND SCHEDULES: Provide cutsheets on all fixtures
highlighting maximum fixture wattage so that I may verify the values entered on the
ComCheck. Be sure that you are using maximum fixture wattage and not bulb wattages on
the ComCheck.
