This is an Interior remodel of unit 1 in the building located at 447 E Cooper Ave. The owner, 447 E Cooper Holdings LLC, owns the entire building and parking spaces 1 through 7, that are accessed via Eve’s Ave, located on the south side of the building. See Exhibit A for parking space map. See Exhibit B for Vicinity Map. Per the owner 447 E Cooper Holdings, LLC we will utilize parking space 1 (see Exhibit A) for a dump trailer to load and haul away trash to Pitkin County Landfill. All sub contractors will utilize parking space 1 to unload and load tools, materials or equipment, but will park their vehicles on the streets and walk in. If and when a boom truck is needed to deliver equipment to the unit, we will utilize the alley that supplies the parking spaces. We will inform all neighbors if the alley will be blocked for any time period. 1.2. This property is located within a mixed use building. There are two residential tenants on the same upper level, three commercial retail tenants and 4 employee housing units on the floor below. Marcus Hollins, owner of Hollins Enterprises LLC, is also the property manager for all these tenants. He will keep all tenants notified and updated of work occurring. !102/12/2019 1.3. All immediate neighbors and tenants will be notified of work and provided contact information. A project sign will also be posted on the entrance to the building. All relevant and necessary permits, plans and lists will be kept on site. 2.2. Traffic Officer: Marcus Hollins. 970 309 4572. 3. Project Implementation. 3.1.Dates of Construction: We expect construction to start March 18 and to last through August 31st 2109. 3.2. Hours of Construction: Construction activity will only occur during the allowed hours of 7:30am to 5:30 pm Mon-Friday and 9am - 5pm Saturdays. Construction will not occur during the restricted Food and Wine days nor on Memorial Day. 3.3 This project will not require fencing or excavation. 3.4. Marcus Hollins has already briefed the three retail tenants below and has agreed to keep them informed on the work schedule. 3.5 Due to the existing floor construction being concrete and structural, we will need to access the ceiling below to run plumbing drains. The Aspen Goldsmith and Mark Richards are the 2 tenants that will be affected by this. We have agreed to start and complete this section of the work during the days and weeks that they are closed. Late April through the month of May. 3.6. This project will uphold utmost respect to public health and safety, and will consider the natural environment, although we do not expect to impede at all on the natural environment. 4. Traffic Control. 4.1. We expect little to no affect on traffic control. Contractors will access the project via Eve’s way and use the designated parking space for unloading and loading only. 4.2. Designated haul routes will be utilized per the City’s official Heavy Haul route map. !402/12/2019 5. Pedestrian Protection. 5.1. The project shall comply with pedestrian safety per City code 21.04.060, MUTCD Chapter 6D, the Americans with Disability Act, and IBC Chapter 33 6. Sediment and erosion Control. NA 7. Fugitive Dust Control. NA 8. Emissions. 8.1. All vehicles and equipment used on site will be properly maintained such that the engines will function within manufacture’s standards or parameters. 9. Noise Suppression. 9.1. Construction noise will be limited to 70 or 80 decibels depending on the time of year the work is occurring. Special consideration will be taken for the tenants directly below, we will attempt to minimize noise during their retail open hours. !502/12/2019
