Construction Management Plan
550 S. Original St. Unit A
1. Project Introduction
1.1. This project is located on the top floor of the Arrowhead condominium building
located at 520 S. Original St. The space is 2,300SF of floor area covering the
entire 3rd level.
1.2. Vicinity Map:

1.3. The apartment complex building is located on the SE corner of S. Original and
E. Dean St. This project is currently in an indeterminate state of construction
where major demolition and MEP rough in has been accomplished and put on
hold. Minimal redesign of the existing space had been completed and GF
Woods has been contracted to finish the remaining scope of this remodel
consisting of interior finish work. Project duration is expected to be 7-8 months.
2. Project Documentation
2.1. Adjacent units will be notified of work and provided contact information via the
posting of the project sign. All immediate neighbors and the HOA will be notified
directly of this construction and informed on an as need basis of possible
construction impacts. Because impacts beyond the licensed ROW area are not
anticipated, specific notification and on-site meeting should not be necessary.

2.2. A project sign will be posted on the entry door of the building with the
contractor's contact information.

3. Project Implementation
3.1. Dates of Construction: Construction is expected to last approximately 8 months
(March 1, 2018 – November 30, 2018) and will only occur on approved dates
Monday through Saturday.
3.2. Hours of Construction: Construction activity will only occur during the allowed
hours of 7:30AM and 5:30PM Mon - Friday and 9AM to 5PM on Saturdays.
3.3. Excavation will not occur or encroach within 5’ of the property line.
3.4. Project is all interior scope so no job site fencing will be installed.
3.5. Project shall uphold utmost respect for public health and welfare.
4. Project Management
4.1. Parking for subcontractors and GF Woods Construction employees will be
limited to street parking. Temporary material staging will be located within the
garage in the basement of the structure and in the private street parking spaces
allocated to the unit off Dean St.
4.2. Parking at the site is limited and is all metered, private or 2 hr. carpooling and
public transit will be encouraged and utilized to the greatest extent practicable.
4.3. Map of Construction Management Plan is attached as Exhibit A.
5. Traffic Control
5.1. Traffic Control Supervisor will manage operations, if and when necessary.
5.2. Designated haul routes will be followed. Exhibit B
5.3. Maximum vehicle weight shall not exceed 10,000lbs.
5.4. Any traffic control required for deliveries will be coordinated with the City of
Aspen Engineering Department. Deliveries will not be scheduled outside of the
approved hours of construction. No more than one delivery truck can be
accommodated at any time. Deliveries will be either from Dean St. or from S
Original in early morning hours to cause the least disturbance.
5.5. A Traffic Control Plan is not included as road blockages or traffic stoppages are
not scheduled or anticipated due to the limited scope and nature of the project.
6. Pedestrian Protection
6.1. Pedestrian safety will be maintained per City Code Section 21.04.060, MUTCD
Chapter 6D, the Americans with Disability Act, and IBC Chapter 33.
7. Sediment and Erosion Control – NA
8. Fugitive Dust Control – N/A.
9. Emissions – All construction vehicles will be maintained and in good running order.
10. Noise Suppression
10.1. Construction noise will be limited to 80 decibels at the property line whenever
possible. And are not expected to be a concern with all construction activity
contained indoors.
10.2. Loud or obtrusive work will be completed during the approved hours of 9AM to
5PM (Monday through Friday only). Neighbors will be notified 3 days advance.
