This document includes details images, budget pricing, an Executive Summary as an overview, LEED information, as well as information about tax advantages associated with ALUR. I have also included a list of recommendations and considerations for product that would shorten cycle times and facilitate installation. Here are a couple of notes regarding the ALUR Walls and this proposal: The project is priced as ALUR’s with-post” design, which features vertical framing members adjacent to the drywall at the perimeter of the finished openings and next to any door. The advantage to this configuration is the ability to use the door side post as a conduit for low voltage wire, in the event room schedulers would be used frequently. It also, as Brandi noted on our tour, does help define the doorway, which may be helpful for unfamiliar users. If wood doors are specified. The with-post design will be required. The post-less system may be used otherwise. It is a bit less expensive. Glass is ½”, tempered, which delivers excellent structure and sound attenuation (STC 36) and can be 10’-0” high, without a clerestory. Only ½” and thicker tempered glass meets the International Building Code standard for deflection. Frames are quoted as our bronze finish. The original budget was quoted in our standard finish, which is a clear-anodized and bead-blasted aluminum. The Quote covers finished opening heights between 8’-0” and 9’-0”. I have quoted a 4’ band of privacy film on each glass lite, to be mounted between 2 and 6’-0” above the finished floor. The plan includes 24” nibs walls as indicated on the plan. A visit to one of these installations or a local showroom will happily be arranged, if desired. Safety and Code Compliance ALUR uses only ½” tempered glass, as it is the thickness at which tempered glass complies with the standards established in the International Building Code (IBC) for deflection. This standard exists for the safety of the residents in the building. 3/8” thick glass does not comply. For walls at 9’-6” and the test pressure of 5 pounds per square foot, 3/8” thick glass deflects 3.5”! This is more than 4 times as much as ½” glass. Superior Fit and Finish ALUR components and system reflect the best of finishing processes. Black frames are resin coated for a soft, low-sheen finish, door hardware is beautifully finished and carefully packaged to prevent damage. Framing is produced oversize for perfect fitting in the field to your building. Tolerances for glass are managed in the field, so tall bases and leggy levelers are not necessary. Clean, Silicone-free Joints Polycarbonate joints eliminate unsightly silicone “wet seal,” minimize deflection and provide optimal sound seal; they are 93% clear and will not discolor or shrink over time. The unique tongue and groove design creates a perfectly smooth glass-to-glass connection. I, L, T and 135° and variable-angle joints facilitate a wide variety of configurations. 09/28/18 Minimal, Uninterrupted Framing Sliding doors are completely concealed on the backside of doorframe and have no exposed hardware for a beautiful, streamlined look. Note in this image how the header detail and dimension are unchanged, whether a sliding or pivot doors is utilized. Sound Privacy ALUR was designed for maximum sound attenuation. The ALUR Glass Wall features premium ½” tempered glass, delivering an exceptional 36 STC rating. ALUR’s proprietary tongue and groove polycarbonate “dry joints” provide a perfect glass-to-glass seal. Both top and both ceiling and floor tracks install tight to the surface and have dual gaskets to prevent sound loss. Wall channels have compression gaskets that seal the glass tightly inside the frame. In addition, the sliding doors have gaskets at the top and to one side with a pocket on the closing side post to help reduce sound loss at the door opening. An optional bottom brush seal is also available, but seldom required. Sustainability and Adaptability Glass is produced locally to reduce cost and carbon footprint, while improving project responsiveness. The component nature of ALUR allows sizing to precise measurements and easier delivery into buildings than unitized, pre-built walls. ALUR framing is oversized and trimmed to fit precisely on the jobsite. Glass lights are ordered based on laser measurement of the finished opening size. This innovation allows ALUR to better adapt to uneven floors, walls and even ceilings, and allows the client access to LEED credits, if so desired. 09/28/18 WARRANTY 09/28/18 THOUGHTS AND CONSIDERATIONS Rhiannon, You had mentioned your intent to roll this design out to multiple locations. To this end I am making the following suggestions for product configuration. We want the order cycle to be as short as possible for flexibility with construction schedules. To shorten cycle times: Order once the plan is set. Our framing members are produced 3” over-sized for precise fitting in the field, allowing a small amount of tolerance. Frames and hardware may be ordered as soon as you have finalized the plan, and it makes sense to get the process moving as quickly as possible. Leadtime for the frames is short. Arriving on site in approximately 4 weeks. However, as important is starting the process for documentation and scheduling. Wood doors lengthen lead time Wood doors are beautiful and are specified frequently with glass walls. However, the longer lead times create a bit of the problem within the glass system as like the glass, the doors are not ordered until the site is in a state of finish (framing, drywall, j-bead, and a first coat of mud) that allows laser measurement of the openings. Unlike glass, wood door lead time is 6 to 8 weeks. Glass lead time is 10 to 12 business days. Wood doors also require more fitting and installation time. Wood doors are great. Just need to allow time for them. Communicate for earliest measurement date. The schedule for the glass walls is ultimately dependent upon the construction progress and prompt measurement of the space when it reaches readiness. Apply the system as it is designed. Since you have control over the built environment in most of these instances, a standard can be set for application of the system, as there are conditions, which make the process easier.
