Verify the rock beds exist within the property boundaries. How is debris from the roof and driveway being removed prior to entering the rock bed system to prevent clogging of the pipes? The rock beds have been removed from the design and are no longer a part of the civil set. All existing utilities have been located and are included on the civil set. The transformer has been noted to be replaced. All other utilities, except water service, will be reused unless issues occur during construction. All rock beds have been removed from the design and no perforated pipes will disperse runoff into the pervious pavers. All runoff from impervious areas will be collected and dispersed into the drywell or the biodetention pond. The rock beds have been removed from the design, and debris from the roof and driveway will be collected in the sumps of the inlets and in the drywell. Page: [4] C.03 BASINS Author: pjm File Name: Civil Plan Set.805 Roaring Fork Road.2018.01.pdf Per the URMP the max ratio of impervious to pervious area is 2:1 for pervious pavers. Revise the treatment and detention in basin 1 and 2 to comply. Could bioretention be utilized in addition to the pervious pavers in these basins? Page: [4] C.03 BASINS Author: pjm File Name: Civil Plan Set.805 Roaring Fork Road.2018.01.pdf The drainage report text calls our the total area for basin 1 to be 10,721sf and the imperviousness to be 57%. Is the trench drain in the optimal location to prevent damage during snow removal activities. Trench drain in ROW will require a permanent encroachment license prior to CO. This can be applied for post construction. Snowmelt in ROW shall be on a separate zone. 20.00 Scale legend has been changed to reflect the drawing's scale. There are two separate basins. Basin 1= 5793 S.F. Offsite Basin 1 (OS1) =10721 S.F. The pervious pavers will not be collecting additional impervious area as downspouts and the driveway will be dispersing into the drywell or the biodetention pond. The ratio limits are within the URMP guidelines. Trench drain has been relocated away from the road to prevent damage, and the trench drain at the property line has been removed. A permanent encroachment license will be applied for by the owner. Ensure there are no conflicts with the stormwater infrastructure or utilities and landscaping. COA recommends minimizing bends in service line, can the alignment be adjusted to avoid the 45 degree angle? Scale has been changed to reflect an 18' driveway with the max allowed 3' flare on either side of the driveway. Water service is routed to reflect this comment. The existing tree is planned to be removed, and construction will address any issues with regards to the proposed trees. A note will be applied to the plan set so as to require hand-digging for any sensitive areas of installation. We have called out that new water service shall be tapped, at minimum, 18" away from any existing tap. Proposed stormwater infrastructure and utilities have been coordinated with the landscape architect, so no conflicts occur. The water line is copper, which may be routed without any bend fittings. The alignment was updated to avoid any vegetation conflicts. Show rough location of the curb stop on the plans or note that it shall be located in a logical location where the addition of a coupling is avoided. Call out material of the service line. Due to existing trees, the design cannot meet the Engineering Design Standards. A screened rock bed with pervious pavers is proposed in the parking spot to reduce the runoff in the road to historical runoff. These are not contours and are planting beds, we will remove this from the civil set. The dashed lines are not contours and represent planting beds. These have been removed from the civil set for clarity. Note on sheet C.02 has been update to reflect the new service. The plan-set has been updated to show the proposed condition for the curb stop. No coupling will be required. Call out 18" of sand/topsoil/organic media in the detail. The wall is purposed for privacy and to not retain any soils. The wall is designed to not exceed the maximum height (4' per the URMP) so as to not require a structural engineer. The scale legend has been modified accordingly. The tree driplines on the property have been added to the permit set. Landscape architect and parks have coordinated tree removal mitigation. The walkway has been designed to meet the Landscape Architect design. The rock bed has been removed and layout of this patio does not affect the storage of stormwater runoff. The detail has been updated to show this information. Verify there are no utilities below the ROW bioretention area. This shall follow the detail and sizing guild lines outlined in the URMP, include the 18" of treatment material. Call out void space in this detail. The offsite bioretention basin currently exists and will not be disturbed. An analysis was done to determine that no additional engineering would be required to capture the adjacent offsite runoff from the existing road. Drainage calcs are provided on C.03 in offsite full detention storage table under OS1. All items in the civil set will establish this basin as existing. The rock bed has been removed from the design. Refer to the notes page 'legend' for limits of pervious pavers and snowmelt. The offsite bioretention basin currently exists and will not be disturbed. An analysis was done to determine that no additional engineering would be required to capture the adjacent offsite runoff from the existing road. All items pertaining to this basin in the civil set will be updated to reflect this biodetention basin as existing.. No utilities are located in the ROW bioretention area. This is an existing system and will not be altered for construction. This detail was updated to show void space of 8% per the URMP requirements.
