Mind boggling explanation:
The allowable floor area for the project is 2,772 square feet, per the Subdivision approval. (They sold away 2 tdrs in
2006)
The applicant received a 500 square foot floor area bonus from HPC, which will be applied to the remodel, along with
2,022 square feet of the base allowable floor area. The remaining 750 square feet of base allowable floor area is
proposed to be converted into 3 TDRs and sold, if approved by City Council.
