Installation of two small additions totaling 140.6 SF. Remodel includes full Interior, new HVAC system, new Exterior Siding Windows and minor roofing improvements. Minimum Hand Excavation will occur to dig new foundation to structurally support the small additions mentioned above. Construction Type V Occupancy Group R-3 3.0 Project Documentation. 3.1 Permit Types, Permit #s. Will be attached when issued. 3.2 Public/Project Notification. The project specific Construction Management Plan will be presented at the preconstruction meeting. The CPM will address the project representative, project schedule and estimated impact to applicable parties. All parties within 300 ft will be notified a minimum 10 days prior to commencement of work. 3.3 Project Sign. Project sign shall be posted according to City Municipal Code 26.510.030B4 3.4 Contact List: Owner – Karing LLC 546 McSkimming Rd, Aspen CO 81611 Contractor: HS Building Group 314B AABC Aspen, CO 81611 Contact: Tom Sherlock 970-923-1122 Project Manager: Ben Fierstein Site Supervisor: TBD Architect: Zone 4 Architects 07/11/2018 2 432 East Hyman Ave, Aspen CO 81611 Contact 970-429-8470 Tim Andrulaitis 4.0 Project Implementation. 4.1 Dates of Construction: Date of permit issue plus two weeks to mobilize and 400 days to construct. 4.2 Hours of Construction: 7:30 am - 5:30 pm Daily M-F and 9:00 am – 5:00 pm Saturday where necessary. Holidays and various Non Working days set forth by the City of Aspen will be followed. 4.3 Construction Sequence-Schedule: Construction will take approximately 7 months and begin 2 weeks after permit issuance. Exterior Work and Structural work will begin the project to allow all activities to move inside. 4.4 Adjacent Property Owners: Adjacent Properties will be notified of the construction. 4.5 Construction Fencing. The lot will NOT be fenced with a temporary six foot tall chain link fence with green screen. The site is not conducive to full perimeter fencing due to significant topographical challenges. SWMP fencing will be utilized where required per the Site plan. 4.6 Public Health and Welfare. All care will be taken by project proponents to protect the public health and welfare, including dust control, noise control, and site maintenance. 4.7 Natural Environment. All tree and natural resource protection measures is identified in the Plan and will be in place prior to the commencement of any construction or demolition activities. Fencing will be installed outside the drip line of trees. 5.0 Site and ROW management plan 5.1 ROW Management Plan – See attached Plan 5.2 Emergency Vehicle Access and Ordinance 35. Ordinance 35 will be adhered to, emergency access at the property will be maintained at all times. 5.3 Construction Parking Details. Critically important construction vehicles will utilize the existing parking Driveways on Property. All other Construction vehicles will be asked to drop off necessary items and park within the Galena Street Parking lot. No vehicles will park on McSkimming Rd. 5.4 Staging Areas. Staging of materials will occur on site as labeled by the CMP. All material will be stored in an appropriate area adhering to all BMP’s. Absolutely no staging will occur within the City ROW. 5.5 ROW Limitations. No construction trailer will be required, all materials will be delivered at time of use, and small materials will be stored in the garage. No loose material will be stored in any public right-of-way. Trucks will be able to utilize the driveway however all construction staging for materials such as backfill, haul off, and concrete will be staged on property per the attached SWMP. Necessary ROW and 07/11/2018 3 Enchroament permits will be pulled for activities requiring staging within the ROW or Alleyway and coordination with the neighbors will occur. 5.6 CONSTRUCTION TRAILER, MATERIALS STORAGE, AND WASTE MANAGEMENT Waste management will be handled by bear proof waste carts placed on site. Construction related materials will be sorted on site and placed in appropriate containers. See ROW plan for details 6.0 Traffic Control. 6.1 General. All traffic control operations shall be managed by the designated certified traffic control supervisor 6.2 Haul Routes. All haul vehicles will utilize HWY 82 to McSkimming Rd and back. 6.3 Onsite Vehicle Limitations. All vehicles proposed to be used will qualify for road vehicle weight and height limitations. 6.4 Delivery requirements. Trips will be coordinated to ensure that only one large truck will be onsite at any given time. Delivery vehicles will not be allowed to idle for more than 5 mins per City of Aspen Vehicle Idling regulations 6.5 Traffic Control Plan. There are no bus stops or school bus stops that will be impacted. No traffic disruptions are planned or proposed. If any activities needing to interfere with the Public ROW a Traffic Control Plan will be prepared by a state certified Traffic Control Supervisor. 7.0 Pedestrian Protection. The project will comply with pedestrian safety per City code 21.04.060,MUTCD Chapter 6D, the Americans with Disability Act, and IBC Chapter 33. 8.0 Sediment Control. 8.1 General. All necessary Best Management Practices (BMP’s) will be in place and maintained in order to minimize sediment leaving the perimeter of our jobsite. Primary strategies include:  Avoid unnecessary site disturbance  Maintain Grading; install silt fences and seditment traps prior to any soil disturbance  Due to the limited space available on site, a tracking pad will be impractical. Screened rock and geotextile fabric will be lined along our excavation ramp.  Concrete washout will be done back into the concrete trucks due to lack of space.  Spills will be captured into hard plastic “kiddie” pools and allowed to dry, then placed in a site trash receptacle.  All pathways into site will be lined with screened rock over geotextile 07/11/2018 4 fabric. 8.2 Smuggler Mountain Restrictions. Do not apply. 8.3 Stormwater Control Plan 07/11/2018 5 9.0 Fugitive Dust Control Plan The project will avoid unnecessary site disturbance and keep a hose and spray nozzle available to mitigate born dust. All exported soils and other debris will be hauled off via covered trucks. All areas directly surrounding the site will be maintained daily with thorough cleanings. 10.0 Emissions. 10.1 General. The project intends to comply with City Code. 10.2 Emissions for Diesel Powered Engines. The project intends to comply with City Code. 11.0 Noise Suppression. 11.1 General. The project intends to comply with City Code. 11.2 Noise Suppression Plan. No Formal Noise Suppression proposal will be submitted to the City. Contractor will follow City Code. 11.3 Requirements for activities exceeding 70 decibels. The Project intends to comply with City Code. Activities involving work that creates noise exceeding 70dB will not take place between 6/1-Labor Day during the Summer Season. All other dates work will not exceed 80dB. Notices will be posted to advise workers and sub-contractors of noise requirements. 11.4 Specific restrictions related to manufacturing on site. It is not proposed that any manufacturing will occur on site. 12.0 Enforcement. 12.1 City Construction Mitigation Officer. The project intends to comply with City Code. 12.2 Corrective Action. The project intends to comply with City Code. 12.3 Inspection Reports.
