I understand you had a brief conversation with Patrick regarding the entry to St. Mary and wanted to follow up with a few notes for clarification. I have copied Building and Engineering on this note to keep everyone in the loop.  We are planning to submit for a building permit for the interior remodel on January 12th; since the remodel disturbs more than 50% of the building, we are required to bring the property up to current city codes in terms of sidewalks, storm mater management, accessibility, and drainage. o We have coordinated extensively with the Engineering, Parks, and Building Departments to make sure our design is vetted and approved prior to submitting for permit. 2  The current landing around the entry stairs does not meet city codes; the drainage system is faulty and creates puddles in the summer and ice dams in the winter. In coordination with the Engineering Department, SGM and CCA have designed a new landing that drains the water in a sheet from the building to the street. This new configuration requires one less step and will be much safer than the current situation. Since the stairs must be demolished to achieve the new drainage system, we propose a larger landing and more welcoming presence. Please see attached drawings.  We are only proposing to revise the steps at the entry; the canopy will remain untouched as its design is connected to the application for a future addition on the lawn. As we have yet to get final HPC approval for that part of the project, we want to move the remodel portion of the project ahead as swiftly as possible without involving HPC. o Since we are revising non-historic steps, and not changing the canopy or any part of the historic resource, it was our understanding that HPC need not weigh in on the design until the canopy design is up for review at Final Please let us know your thoughts and if we can provide any further illustration or information.
