Construction Management Plan submitted to City of Aspen January 2017
Background:
This Construction Management Plan (CMP) outlines and details the construction management
measures that will be employed throughout the interior renovation and code required site work
construction process of 533 E. Main Street, Aspen, CO 81611. This CMP is intended to address all
items that are applicable to the scope of work in this project. Where items are not applicable to this
scope of work, the CMP will note this. This CMP will also note where supplemental information can be
found when it is located in the appendix.
2.0 Project Introduction
2.1 Project Location- Project is located at 533 E. Main Street / City and Townsite of Aspen,
Block: 93, Lot: A-1, Township 10, Range 84, Section 7., City of Aspen, County of Pitkin, State
of Colorado. See Appendix A for a Detailed Project Vicinity Map.
2.2 Disturbance Area- Disturbance Area for the code required sidewalk and curb and gutter
construction is estimated at 5,623 square feet. See Appendix E CMP site plan for site
fence/disturbance boundary.
2.3 Description of work- The scope of work will include all that is necessary for the interior
renovation of the church building inclusive of interior finishes, new mechanical system,
electrical upgrades, fire sprinkler system upgrades and code required upgrades to the site
infrastructure. All utilities connections will be coordinated and completed prior to completion of
the work. Construction waste will be hauled off via Haul/Emergency Access Map to the Landfill
for recycling, see Appendix B.
3.0 Project Documentation
3.1 Permits-
A. Building Permit- Please reference the permit application
3.2 Public Notification- A letter shall be sent to all neighbors within 300 feet of the Project no
less than 10 days prior to construction and monthly updates until Project completion identifying
any traffic/pedestrian concerns and describing hauling and staging operations. A pre-construction
meeting between the Site Supervisor and all Sub-Contractors shall occur 10 days prior to
construction with any impacted Utility, City, or School Departments also being notified.

4.0 Project Implementation:
4.1 Dates of construction- Please see Appendix D- Project Schedule
4.2 Hours of construction- Will be limited to 7:30 a.m. to 5:30 p.m. Monday through Friday, 9:00
a.m. through 5:00 p.m. Saturdays, with no work permitted on Sundays and federally designated
holidays and other construction limitations set by the City of Aspen.
4.3 Sequence of construction- Please see Appendix D- Project Schedule
4.4 Adjoining Property Owners- N/A- no construction activity will encroach on nearby properties.
4.5 Project Fencing- Please see Appendix E- Site Plan for fencing location.
4.6 Natural Environment- No affect on the nearby natural environment will be permitted.
5.0 Project Management:
5.1 Parking Management- All parking to be contained on-site or public parking areas by permit.

5.2 Emergency Vehicle Access- Emergency vehicle access will not be affected by the scope of work
identified in this CMP. Please see Appendix B- Haul/Emergency Access Map.
5.3 Parking Details- Public transportation and carpooling efforts will be made to reduce the amount
of parking required for construction.
5.4 Staging Areas- Staging area will be limited to the existing concrete parking area and court yard
adjacent to the Rectory and Employee housing building within the project site.
5.5 Construction trailer, materials storage and waste management- A construction trailer will be
required as jobsite office. Material storage will be in the concrete parking area as identified on the
CMP site plan. A dumpster will be located on the site and efforts will be made to recycle cardboard,
drywall, wood, and metal via small waste containers. A bear proof container for food will be
adjacent to the dumpster. Portable restrooms will be available for workers.
6.0 Traffic Control
6.1 General- All traffic control required shall be performed by on-site supervisory staff and
contracted professional traffic control companies as required.
6.2 Haul Routes- Please see Appendix B- Haul/Emergency Access Map.
6.3 Delivery requirements- No affect on any public roads will occur as a result of the scope of work
identified in this CMP. Due to staging limitations, only (1) delivery will be permitted at any one
time. Delivery schedule shall fall within the general project hours of 7:30 to 5:30 Monday through
Friday. No idling of delivery vehicles will be permitted for longer than 5 minutes.
6.4 Traffic Control Plan- All construction related traffic shall be controlled and maintained by the
on-site Supervisor as outlined in the Haul/Emergency Access Map, see Appendix B.
7.0 Pedestrian Protection
7.1 General- All construction activity will comply with safety per MUTCD chapter 6D, the
Americans with Disability Act, and IBC Chapter 33.
8.0 Sediment and Erosion Control
8.1 Requirements- Erosion control and storm water management will be as directed by SGM, the
projects civil engineer, and shown on plan sheets CEC-01 (Erosion Control Plan) and CSW-01
(Storm water management plan )
9.0 Fugitive Dust Control
9.1 Fugitive Dust Control Plan- Minimal exterior work, minimal fugitive dust is anticipated and will
be controlled by watering as required. See Appendix F.
10.0 Emissions

10.1 General- All vehicles on site will be maintained to function within manufacturer’s
specifications
10.2 Diesel Engines- Emissions from diesel powered engines shall have an opacity of no darker than
40% except for 10 seconds during start up.
11.0 Noise Suppression
11.1 General- All construction activity shall comply with the City of Aspen’s noise limitations. See
Appendix G.
