Existing survey has has been provided that accurately
represents existing conditions. Existing site plan has also
been added to the sheet set (Sheet A-001-X). Sheet index
on sheet G-001 has been updated to show changes.
We have incorporated a small amount of snow melt on the roof
deck at the exterior of the hatch as well as some limited snow
melt on the front walk. We have included a RREMP worksheet
as well as the insulation information on the insulation schedule.

Crawl space access locations have been provided and
called out on plans. The access for this area will be
provided from the existing mechanical crawlspace that is
accessed from a door on the outside of the home.

points discussed over email have been shown. Roof
hatch will be custom size that is manufactured by
Rollamatic or similar (rollamatic.com).
The wall from Grid line D to Grid line A is 5' from the property line.
These are existing openings and new windows will be installed. The
wall from Grid line D to Grid line F is 3'6" from the property line and will
be fire rated (see sheets A-501 & A-502). All eves on the East side of
the house will be fire rated (see Sheets A-501 & A-502). Window 11
has been removed (proposed window numbering has been updated on
all drawings).

520 N. 8th St Design Assist Narrative Page 3 of 11 March 13, 2017 -Electric Heating Mats Provide electric heating mats for each of the main level bathrooms, and laundry room as the sole source of heating. Exact shape and coverage to be determined in the field to achieve the following minimum heat outputs/areas based on standard 12 W/sf electric mats. • Laundry 101 – 720 W (60 sf) • Bathroom 104 – 84 W (7 sf) • Bathroom 106 – 408 W (34 sf) • Bathroom 107 – 552 W (46 sf) -Fan Coils Provide fan coils based upon performance requirements shown below. Precise location of fan coils TBD, but general locations are as follows: Main level units in mechanical room or full height crawl space. Upper level unit in possible attic spaces above Bedroom 108 / Media room, or in mechanical room or crawl space using chases through the main level. Supply grilles shall be linear bars placed around perimeter or positioned to provide conditioned air to wash the windows. Return grilles shall be high in rooms to prevent stratification. All grilles shall be sized to limit noise to 25 N.C. Consider noise mitigation when placing units and extensively coordinate access with Architects and Interior Designers. -Condensing Units Provide a condensing unit (at least 2-stage) for each fan coil sized to properly match the cooling load. All condensing units shall be placed on the roof with clearances and line set lengths coordinated with the manufacturer. Precise location and screening TBD to limit visibility. Final placement to adhere to local sound ordinances. MUA (Fan Coil FC-1) – Upon a call for make-up air from kitchen hood (no heating call), enable heating coil in FC-2, P-5 shall start and the 3-way mixing valve shall modulate to provide 70F (adj) supply air temperature based upon the supply air sensor in the supply duct until call for make-up air is met. Upon a call for heat, the valve shall modulate to provide 90F supply air. Exhaust Fans – Bath exhaust fans to be controlled by wall switches. The garage exhaust fan shall be interlocked with a carbon monoxide sensor & wall switch. Whenever carbon monoxide is detected, the fan shall run until the levels drop. The wall switch shall enable fan operation, but not disable it if carbon monoxide is detected. Interlock mechanical room fan with cooling only thermostat and damper on outside air duct. Energy Recovery Ventilator- Shall include percentage timer and point of use controller. Notes: Dryer vents shall be routed directly to exterior and not exceed 30 equivalent feet (unless allowed by manufacturer). For 2 or more dryers, provide transfer grille.

520 N. 8th St Design Assist Narrative Page 4 of 11 March 13, 2017 -Energy Recovery Ventilators (ERV’s) The total ventilation rate shall be at least 200 cfm (according to ASHRAE 62.2) and connected into the return duct for FC-1. The ventilation rate can be achieved using (1) RenewAire EV200. Some exhaust fans can be eliminated and replaced with return air vents to the ERV’s to provide more pressure balance. -Make-Up Air / Economizer Provide 1200 cfm (size to match hood exhaust) of make-up air to kitchen area, interlock controls with kitchen hood. An insulated outdoor air duct shall route from an exterior louver (location TBD) and connect to a return mixing box on FC-2. Verify size of kitchen hood with owner prior to install, contractor to balance MUA with exhaust and revise heat requirements as needed. -Humidification Provide Nortec RH2 humidifier (or equivalent) on FC-1 & FC-3. Ensure proper space is available for straight, unlined supply duct on either side of humidifier nozzle (precise length coordinated with manufacturer), with sloped pan and drain.
