Project is located in the Central Resort Area. 2.0 Project Introduction: 219 E Durant St, known on previous permit as Chart House Lodge, aka Dancing Bear. 2.1 Total project disturbance area shall be 6364, the project is mostly an interior remodel with the additional of an outdoor grill and a patio. 2.2 Project vicinity map supplied by architect. 2.3 The Chart House Lodge/Dancing Bear has finished with construction and received a Certificate of Occupancy. The lot square footage is 6000 and the upper floor square footage is 2948. The proposed remodel shall include: Tile in bathrooms and wood flooring throughout the interior, plastering walls, moving a door, cabinet installation, plumbing fixture replacement, A/V installation. Installation of outdoor tile on deck. 3 hot tubs and a fire table installed on the outdoor deck. NO structural changes will be made. No sewer or storm water shall be affected. No city water shall be affected. 3.0 Project Documentation 3.1 Permits, approvals, and Certificates of Occupancy for the Chart House Lodge are available at the Aspen Building Department. Rothberg Development is applying for a remodel permit for the top floor only and shall maintain insurance and proper licensure throughout the project 3.2 A project sign including a date table notifying neighbors as to construction progress shall be maintained on site, in addition, the Dancing Bear Management Company shall be apprised as to progress on a continual basis. 3.3 Sign shall be posted on site. 3.4 Contact list: Owner: Mediterranean Avenue LLC. 920-1280 Contractor: Rothberg Development, Adam Rothberg 948-0480 Site Supervisor: Adam Rothberg 948-0480 / Jose O’lave 404-1155 Safety Officer: Adam Rothberg/Jose O’lave Traffic Officer: Adam Rothberg/Jose O’lave Erosion Control Rep. Project is interior remodel 4.0 Project Implementation 4.1 Dates of Construction: Project shall begin upon permitting and shall take approximately 5 months 4.2 Hours of construction: 7:30 am to 5 pm Monday thru Friday and 9 am to 5 pm on Saturday. 4.3 Project shall commence with removal of: kitchen fixtures, bathroom tile floors, and bathroom fixtures, and some lighting fixtures. Upon completion of removal and demo, all items listed above shall be replaced with new items. 3 hot tubs shall be installed, a fire table, all new flooring, new cabinetry, new plumbing fixtures. The entire exterior floor shall be tiled. Interior floors shall be wood. 4.4 Property is a penthouse remodel and no fencing shall be required or possible. 4.5 No fencing shall be necessary or utilized. 4.6 No trees shall be removed or affected. 4.7 No permit shall be required from Parks Dept. 5.0 Site Management: 5.1 Right of Way Management Plan and encroachment is submitted with this CMP and detailed on a full size survey, Appendix A. 5.2 Emergency access shall not be impeded in any way. 5.3 This project shall be under the category of Minor impact. Rothberg Development utilizes it owns crew that carpools from Glenwood and arrives in two crew cab trucks that carry equipment and workers. 5.4. Staging areas. No office trailer shall be utilized on site. No freight elevator exists on premises therefore, all small materials and tools shall be carried up the stairs and stored on the top floor where all work will be performed. All materials that can be hauled up the South staircase shall be carried by dolly and hand. For large material deliveries, a crane will be necessary. A 10 yard dumpster shall be used for construction debris and shall be placed upon Dean Street as close to the curb as possible as to not interfere with vehicular or pedestrian traffic. See appendix A. The monthly rate for the 10 yrd dumpster at 12x6 is $302.40. The trailer and the dumpster shall be alternated according to whether recyclable materials or refuse will require removal from site. The material delivery and crane rate at 1500 square feet shall be calculated per day. Waste management: All materials removed from site shall be separated into wood, plastic, stone, and re-usable piles. Any items that are reusable shall be loaded into a trailer and stored for future use off-site. Any items that may be sold shall be sold. If items cannot be sold then they will be recycled accordingly. Rothberg Development shall utilize a trailer for recycling separately from garbage and non-recyclables. 6.0 Traffic Control: Aspen Street to Dean Street to Monarch St to Durant St to Aspen St to Main St. During the material deliveries requiring a crane and delivery truck, traffic officers shall close the east and west entrance of Dean street between Monarch and Aspen St. The parking lot to the south will not be affected. 6.2 Material Delivery Trucks shall be unloaded on Dean St and shall be and carried up the South stairway. Large material deliveries which will include hot tubs, large appliances and large pre-assembled cabinetry will have to be craned to the top floor. This should be required only a 4-5 times. The largest truck that will show up will be the crane truck. The material truck and the crane will occupy approximately 75 ft along Dean St as hatched on Appendix A. Encroachment application is Appendix C. 6.3 Specified above 6.4 No more than 1 delivery per day shall occur and most days there shall be no deliveries. Deliveries shall only occur during working hours. No semi-trucks shall be required, only flat bed trucks from Proguard or the like. No delivery truck shall idle for more than 5 minutes. 6.5 Site is not in the central core and remodel shall require only minimal parking and deliveries. No traffic shall be impeded. 7.0 Pedestrian traffic shall not be impeded in any way 8.0 Sediment and Erosion Control - Not applicable to interior remodel. 9.0 Fugitive Dust Control. No site work shall be done. No fugitive dust emissions will occur. 10.0 Emissions: All vehicles will maintain proper emission control as per state and city requirements 11.0 Contractor has signed Construction Noise Suppression Plan simultaneous with permit submission and will adhere to it.
