Construction Management Plan (CMP) submitted to the City of Aspen, November 2017.
The Construction Management Plan (CMP) outlines and details the construction management measures that
will be employed throughout the interior finish renovation and exterior finish renovation of 518 West Smuggler
Street, Aspen, CO 81611. This CMP is intended to address all items that are applicable to the scope of work
in this project.
2.0 PROJECT LOCATION:
2.1 Disturbance Area There will not be any work on sidewalks, landscaping, and grounds in general. All
plants, trees and existing garden beds to stay as is. All patios, paving and
walkways to stay as is.
2.2 Project Location 518 West Smugger Street / City and Townsite of Aspen, Block: 26, Lot: O & P,
Subdivision: Two Spruce, County of Pitkin, State of Colorado. See Appendix A for a
Detailed Project Vicinity Map.
2.3 Description The scope of work will include exterior finishes on the Main and Upper levels to be
removed to sheathing and replaced with siding and stone. See A3.0 & A3.1 of
drawing document submitted to the City of Aspen 11.15.17,for locations. Exterior
doors will be replaced. All arched windows to be replaced. Interior finishes with
some minimal built walls. Updated plaster, beamwork, flooring, cabinetry, lighting
fixtures, and plumbing fixtures. Construction waste will be hauled off via
Haul/Emergency Access Map to the Landfill for recycling, see Appendix B.
Project will maintain existing water and sewer connections.
3.0 PROJECT DOCUMENTATION:
3.1 Permits Building Permit- Please reference the permit application
3.2 Public Notification A letter shall be sent to all neighbors within 300 feet of the Project no less than 10
days prior to construction and monthly updates until Project completion identifying
any traffic/pedestrian concerns and describing hauling and staging operations. A
pre-construction meeting between the Site Supervisor and all Sub-Contractors shall
occur 10 days prior to construction with any impacted Utility, City, or School
Departments also being notified.

4.0 PROJECT IMPLENTATION:
4.1 Dates of Construction See Appendix D- Project Schedule
4.2 Hours of Construction Will comply with most current “hours of construction” published on the City
of Aspen websites.
4.3 Sequence of Construction See Appendix D - Project Schedule
4.4 Adjoining Property N/A- no construction activity will encroach on nearby properties.
4.5 Project Fencing Please see Appendix E- Site Plan for fencing location.
4.6 Public Health & Welfare Shall uphold public health and welfare.
4.7 Natural Environment No effect on the nearby natural environment will be permitted.

5.0 SITE & RIGHT-OF-WAY MANAGEMENT:
5.1 Right-of-Way Management All parking to be contained on-site or public parking areas by permit.
5.2 Emergency Vehicle See Appendix B- Haul/Emergency Access Map.

5.3 Const. Parking Details Public transportation and carpooling efforts will be made to reduce the
amount of parking required for construction. TDM plan will be provided by
selected contractor, as required.
5.4 Staging Areas Staging area will be limited to the existing stone patios, garage, and
concrete garage apron.
5.5 Right-of-Way Limitations Contractor to construct any guardrails, protection, fencing, etc. as needed
by the city.
5.6 Construction Trailer, See Appendix E, Site Plan for locations of parking, dumpster, recycling
Materials Storage & containers, and portable restrooms.
Waste Management
6.0 TRAFFIC CONTROL:
6.1 General All traffic control operations shall be managed by the designated certified
traffic control supervisor. Contractor to provide contact information.
6.2 Haul Routes The City of Aspen designated haul routes will be used. Any additional
hauling needs, please refer to Appendix B.
6.3 Onsite Vehicle Limitations Construction vehicle activities will be defined.
6.4 Delivery Requirements All deliveries will be coordinated with the Site Supervisor for compliance to
work hours, site access and congestion, potential traffic impacts, and ability
to properly stage the materials contained tin the delivery. All delivery
vehicles shall comply with the City & County idling policy and restrictions.
6.5 Traffic Control Plan No road closures will be required for this project.
7.0 PEDESTRIAN PROTECTION:
7.1 General Project will comply with pedestrian safety per the City of Aspen website.
7.2 Limitations No sidewalk closures required.
8.0 SEDIMENT AND EROSION CONTROL:
8.1 Requirements There is no exterior excavation or grading in scope of project.
