The building consists of three stories of residential units. The proposed development is limited to the interior of the unit. The building and unit are currently connected to public utilities including water and sewer and the project is not expected to have any effect on these utilities. Permits Applied For: Demolition Permit #________________________ Building Permit #________________________ • Project Notification will be performed by the general contractor as required. • A project sign will be posted on the window of the unit so that it is visible from the parking/driveway in front of the unit. DATES OF CONSTRUCTION • The project will be divided into two construction windows/phases. Construction will commence as soon as permit is granted. Estimating April 1st – June 30 2018 HOURS OF CONTRUCTION • Construction hours during the season (June 1st thru Labor Day and November 15th thru March 31st) will be limited to 7:30am – 5:30pm Monday through Friday and 9am – 5pm on Saturday. • No work will be performed during the Food & Wine Festival in June (Friday thru Saturday). • Construction hours during off-season (April 1st thru May 31st and Day after Labor Day thru November 15th) will be 7:30am - 5:30pm Monday through Friday and from 9am – 5pm on Saturdays. ADJOINiNG PROPERTIES • Not applicable - there is no exterior excavation work required. PROJECT FENCING • Not applicable - all of the work is primarily confined to the interior of the unit. PUBLIC HEALTH AND WELFARE • The general contractor, once selected, shall uphold utmost respect to public health and welfare. NATURAL ENVIRONMENT • Not applicable – it is an interior remodel project with no threat to trees or other natural elements. PARKING MANAGEMENT • The Owner’s designated parking space on the property (in front of the unit) will be available for construction vehicles. Once selected, the general contractor shall request and submit a Parking Plan for additional spaces as required. EMERGENCY VEHICLE ACCESS AND ORDINANCE 35 • See attached Site Plan for emergency vehicle access, parking and staging areas. STAGING AREAS • Materials storage will be inside the unit to be remodeled. • A construction trailer will be used to load and haul away construction debris. If a dumpster is required temporarily it may be located in the designated parking space. • A construction office trailer will not be necessary, the inside of the unit will accommodate a desk. TRAFFIC CONTROL • The need for traffic control is not anticipated at this time. • No heavy hauls are anticipated for this project. Haul route will be from Original Street, to Main Street to Highway 82. • The heaviest construction related vehicle anticipated at this time will be a dual cab pick-up truck with trailer or, if necessary, a trash truck to haul a 10 yd max.dumpster. • Deliveries to the job site are expected to consist of light loads with drywall being the heaviest. One delivery truck at a time will be scheduled. PEDESTRIAN PROTECTION 02/23/2018 • The general contractor, once selected, will provide a pedestrian protection plan, as applicable, in compliance with City code 21.04.060, MUTCD Chapter 6D, the Americans with Disability Act and IBC Chapter 33. SEDIMENT AND EROSION CONTROL • Not applicable – project is an interior remodel. FUGITIVE DUST CONTROL • Not applicable – project is an interior remodel and all surfaces traveled by vehicles are paved. EMISSIONS • All vehicles and equipment used on site will be properly maintained such that the engines will function within manufacture’s standards or parameters. • Emissions from diesel engines operated within the City of Aspen shall be of a shade or density no darker than 40% opacity, except for starting motion no longer than 10 seconds or for stationary operation not exceeding 10 seconds.
