CASE #91-7 EDWIN PHELPS & LINDA MCFARLIN (CONTINUED) BOA10. 30. 91 Anne: This 2 , 138--does that include part of the lower level? Susan: Yes. Ron: I see you have a 1 car garage. Are you going to have enough space to park a car or 2 in front? Susan: Yes. You have to have 2 cars in front off street. You can see on the floor plan at the ground level there is room to park 2 cars side by side and the 3rd car would go in the garage. Anne: This looks good. Charlie: Yes. It is an improvement. It is a much better use of the space. Rick: I think it is a terrific compromise. Susan: The house is smaller than had we kept the old house. Mr. Phelps is getting less square footage now but he is happy with this. Rick: I think this layout takes advantage of all the amenities that the property affords. You pick up not only the river but also the views of the mountain. Susan: And privacy from the adjacent lots as well. Ron: I think this is a marvelous job. You have been creative and have come up with a structure that is going to fit the lot. There being no further public comment Charlie closed the public portion of the hearing. Rick: This is a wonderful concept and I am pleased with what the applicant has come back with and I am more than ha--)v to give my nod to this application. Anne: I agree. Anne: In looking at the previous plan that we gc as far as the lot and the building site, this I notice has this =otrusion with loft. Is that because the back yard is bigger? Susan: Exactly. The minimum is loft. It has to be a total of 30. And so since we have all this behind we can go to the minimum of 10 in that strip. 2 BOA10. 30. 91 Rick Lindner: I spoke with Mr. Phelps today. He is happy with this. And he will work with the Whitcombs as far as landscaping. He feels that this will be an improvement as he is not encroaching on the property. MOTION Ron: I would make a motion that we grant a 240sgft of variance on 8ft rear yard setback variance on Case #91-7 as proposed in the set of plans presented by the applicant on this date of October 30, 1991. Rick seconded the motion. Roll Call vote: Anne, yes, Rick, yes, Ron, yes, Charlie, yes. Anne made a motion that meeting be adjourned. Rick seconded the motion with all in favor. Time was 4 : 25pm.
