Monarch St. 2.1 – Disturbance Area This project consists of a remodel of an existing interior unit at 215 S. Monarch St. The remodel is entirely at the interior therefor there will be no exterior disturbance area. The project includes the removal of interior non-structural walls and update to AV/IT systems for it’s intended use as an office space. Some new interior non- structural walls will be installed. Total Square footage of soil disturbance= 0 square feet. 2.2 – Location – See map below. 2.3 – Description The project includes the removal of interior non-structural walls and update to AV/IT systems for its intended use as an office space. Some new interior non-structural walls will be installed. 3.0 Project Documentation 3.1 – There are no existing open permits for this residence. William H. Baker has a current and valid contractor’s license in Aspen, Colorado. The license number is C-006139. 3.2 – WHB will provide notification to building occupants of pending construction 3.3 – A project sign is shown next below 3.4 – See phone list at the front of this document. 4.0 – Project Implementation 4.1 – Dates of Construction Estimated project start date is February 1, 2020 and estimated finish date it May 1, 2020. During the Christmas week (12/26-12/31) Projects located in the Central Resort Area (CRA) are not permitted to work on any exterior elements, however interior work may be permitted with prior approval. 4.2 – Construction will occur during the normal work week – 7:30am -5:30pm. No activity creating noise greater than 80 decibels is anticipated at the property line as all work will be conducted at the interior of the building. 4.3 – This project is anticipated to take about 3 months. 4.4 – Adjoining Properties WHB will notify immediate neighbors prior to construction. 4.5 – Project Fencing No fencing will be required as the work occurs at the interior of the building 4.6 – No trees will be impacted by the construction work 4.7 – The exterior environment will not be affected. 5.0 ‐ Parking Management 5.1 – Parking Management. WHB will utilize the owners 5 parking spaces that are a part of his lease along with on street parking as necessary 5.2 – Emergency Vehicle access and Ordinance 35 William H. Baker Construction and sub-contractors under the direction of WHB Construction will maintain continuous emergency vehicle access, on and around the site, including police, fire and ambulance services. 5.3 – Construction Parking Details – Construction parking details are understood. 5.4 – Staging Areas WHB will utilize the interior of the building to store/stage materials and tools along with 2 of the parking spaces that are covered by the building 5.5 – There will be no construction trailer. A portable restroom may be utilized for the project, if so it will be placed in a the driveway. 6.0 – Traffic control 6.1 – Traffic will not be impacted unless permitted by the COA Engineering department. 6.2 – Haul Routes Deliveries will be routed per the haul route map below 6.3 – On-site vehicle limitations No vehicles greater than 36’ and five tons in capacity will be employed during the construction process. 6.4 - No roads will be closed due to our construction project. Delivery vehicles will not idle for longer than five minutes. 7.0 – Pedestrian Protection 7.1 – General All construction work to be completed within the property boundaries – no danger to the public would be expected. No parking or storage of materials will interfere with the sidewalks at two sides of the building. 8.0 – Sediment and erosion control 8.1 – Requirements There is no excavation for this project and will therefore require no erosion control. See permit documentation. 8.2 – This work does not occur on Smuggler Mountain. 9.0 – Fugitive Dust Control 9.1 – This project will not require any fugitive dust control. 9.2 – N/A 10.0 – Emissions 10.1 – General All vehicles and equipment used on site will be properly maintained within the manufacturer’s standards. 10.2 – Diesel powered engines will only be used for deliveries. 11.0 – Noise suppression 11.1 – General No construction work resulting in noise over 80 decibels will occur at the property line. 11.2 – No noise greater than 80 decibels will be generated at the property line. 11.3 – N/A - No noise greater than 80 decibels will be generated at the property line. 11.4 – See attached City of Aspen, Construction Noise Suppression Plan
