The Lot is 2.297 acres or 100,057 square feet, with a platted building envelope of 11,74 square ee , repr s g
approximately 11% of the lot.
The purpose of amending the building envelope is to better accommodate the design of a single family home. The
square footage of the amended envelope is unchanged in the proposal. We have submitted the request to the
Five Trees Homeowners' Association and received their approval of the building envelope amendment and hereby
request the City's approval of the same.
We are submitting a draft of an amended plat for Block G of the Moore Family PUD, reflecting the proposed
modification of the building envelope pursuant to your request in the pre -application conference summary dated
11-11-13.
Also, at the request of the HOA, we reviewed the grading of Lot 6 along Moore Drive. In light of the physical
requirements for the utility installations of electric, water, sewer, telephone and cable, they requested that we
review possible re -grading of the deep swale along the road to improve safety. We agree that it makes sense to fill
that Swale during utility installations with excavated material from the foundation and other site work. Using the
on -site fill will substantially reduce the number of truck trips hauling material off the site and back onto the site,
thereby reducing the environmental impacts of the construction as well. We have reviewed the status of the
swale and it is no longer a functional drainage in the subdivision. The construction of Moore Drive changed the
historic drainage pattern and culverts were installed at that time to accommodate the road drainage.

The locations of the utility stub -outs on the property necessitate several trenches going from Moore Drive to the
proposed home (just as they would to the existing building envelope). It makes sense to preserve the existing
vegetation behind the existing electric and phone boxes and combine the utilities as much as allowed by Code.
The trenching alone will disturb the site a fair amount, so we proposed to raise the grade in the old swale to a
more functional level for replacing the vegetation as will be required by Parks and the HOA. We believe that all
tree mitigation can be provided on site or within the subdivision as well.
Attached with the application, therefore, please find a draft of the grading proposed along Moore Drive to
accommodate the utility installation, along with a letter of support for that grading from HOA Board of Directors.
Please let me know when you have had a chance to review this submittal and would like to discuss farther. Also, I
believe that you can administratively approve the modification of building envelope but that the subsequent
required amendment to the Plat will require approval of the Planning Commission at a regular meeting.
