You can find a copy of the Land Use Code on our website. Attached are the comments for Zoning. All comments must be addressed. Please revise and redraw the plans to clearly respond to the comments. Revised drawings must clearly show code compliance. Please resubmit the attached comment letters with your written response to each comment. Your response should indicate which detail or specific page shows the required information. Responses such as “will comply with code” are not adequate. Zoning plan check is only one part of the review process by which projects are reviewed for approval. If you choose to begin updating plans prior to receiving comments from all review agencies, you assume the risk of needing to update or otherwise redo your plans. If you have any questions regarding the Zoning comments, please contact Zoning staff. Re-submittal: When all comments from all agencies have been addressed, contact your Permit Coordinator. If all comments have not been addressed, the resubmittal will be deemed incomplete, and will not be accepted. Zoning Comments: 1) Please provide the existing and proposed Floor Area numbers for both levels of Unit 102-C, indicating on the plans how the floor area is measured. Floor Area is measured exterior wall to exterior wall. When measuring from the exterior walls, the measurement shall be taken from the exterior face of framing, exterior face of structural block, exterior face of straw bale, or similar exterior surface of the nominal structure excluding sheathing, vapor barrier, weatherproofing membrane, exterior-mounted insulation systems, and excluding all exterior veneer and surface treatments such as stone, stucco, bricks, shingles, clapboards or other similar exterior veneer treatments. 2) Please provide the net livable area of Unit 102C. In the Lodge Zone District, the maximum multi-family residential unit size is 1,500 sq. ft. of net livable. Net livable is measured from interior wall to interior wall. This information is to memorialize the size of Unit 102C at this point in time. 3) Please provide either a cross section or photograph of the existing storage area. This information is to verify that the existing storage area counts completely as Floor Area. 4) The structural plans and the architectural ‘as built’ plans do not precisely match the Floor Area Calcs plans. There are differences in the plans provided. All plans should match and scale accordingly.
