CLIENT BACKGROUND
John Scott hired HealthSafe Inspections, Inc. (hereinafter, HealthSafe) to perform a
limited interior lead-based paint inspection, paint sampling and lead-based paint report
for the above referenced Fifth Avenue condominium #102. The Client is under contract to
purchase the condominium and during the inspection period requested a lead-based paint
inspection via his Compass real estate broker, Dannielle Gaines. This lead-based paint
inspection and sampling is not a Federal HUD inspection. Rather, it is focused on the
major painted components which share the same homogeneous paints. The testing is
limited to those visually inspected paints which represent major components, such as
interior doors, trims and walls.
VISUAL INSPECTION & LABORATORY ANALYTICAL FINDINGS
A lead-based paint inspection was conducted by Jim Baker of HealthSafe on Thursday,
February 14, 2019 with the seller/owner's broker present during the inspection and

Major interior painted components were selected and analyzed. A Fisher Scientific Niton
XLp 300A x-ray fluorescence (XRF) analyzer was used to test the paints. The XRF results
below are milligrams per square centimeter. Lead-based paint, according to the EPA and
the CDPHE is 1.0 milligrams per square centimeter or above. The house is oriented as
side A, entry, North-facing; side B, East side; side C, South side; sideD, West side. Those
items sampled are the following:
1. White-colored door and window trim, side A: 0.0 mg/cm2
2. White-colored posts and beams, side B: 0.0 mg/cm2
3. White-colored walls and ceilings, side B: 0.0 mg/cm2
4. Red-brick-colored bedroom door, side C: 0.01 mg/cm2
5. Brown-colored bedroom door frame, side B: 0.0 mg/cm2
6. White paint over brown stain baseboards, side B: 0.01 mg/cm 2
HEALTHSAFE CONCLUSIONS
There were no other additional major paint types or colors or components to sample
indoors. These paints were ubiquitous and homogeneous throughout the interior
components. A total of 6 paint samples were analyzed by the XRF instrument. There is
NO lead-based paint, by EPA definition, in all6 major paints analyzed.
