Please see below responses to your plan review comments:
ARCHITECTURAL:
SHEET A0.7 CODE ANALYSIS AND EGRESS PLAN
Comment 1: Show accessible door maneuvering clearances at both sides of all office and conference
room doors. ICC A117.1-2009 section 404.2.3.2
Response 1: Please see updated plan showing five-foot diameter turning circle and accessible door
maneuvering clearances at both sides of all office and conference room doors.
Comment 2: The 2 exit doors are not spaced far enough apart (2015 IBC 1007.1.1) so this tenant space is
considered to only have a single exit. Maximum common path of travel distance is 75’ (2015 IBC table
1006.3.2(2))
Response 2: The common path of egress travel as defined in the 2015 IBC is that portion of exit access
travel distance measured from the most remote point of each room, area or space to that point where the
occupants have separate and distinct access to two exits or exit access doorways. The calculation shown
on the updated drawings shows this understanding. Please note that 2015 IBC table 1006.3.2(2) states under
note (b) that for Group B occupancy in buildings fully equipped throughout with an automatic sprinkler system
in accordance with Section 903.3.1.1 shall have a maximum exit access travel distance of 100 feet. This
building shall have an automatic sprinkler system in accordance with Section 903.3.1.1.
Comment 3: The printer area has two doors in a series. Provide 48” between the door swings or swing one
door in a different direction. 2015 IBC 1010.1.8.
Response 3: Please see updated plan showing 48” between the door swings. Please see door swing out
from printer area to living room area.
Comment 4: Provide accessible seating at this table/work surface. 2015 IBC 1109.11.

Response 4: Please see updated plan showing dedicated area for accessible seating at head of table.
SHEET A1.1 FLOOR PLAN
Comment 5: The shell drawings show folding doors. The tenant finish drawings show differently. Coordinate
the drawings.
Response 5: The Shell drawings show Nana system walls SL60 residential/light commercial grade. While
coordinating with the manufacturer of Nana Walls we were recommended that the system to use for a bank
application is the HSW60. The Tenant Improvement set has been updated to show Nana Walls system
HSW60 commercial grade. We show the system HSW60 commercial grade, as recommended by the
manufacturer, to comply with the City for commercial application and it is noted on Sheet A2.1 Door &
Hardware Schedule.
SHEET A1.3 FURNITURE AND EQUIPMENT PLAN
Comment 6: Detail 6/A5.5 has been crossed out. Reference another detail.
Response 6: Cross out eliminated from Detail 6/A5.5.
SHEET A2.2 HARWARE SCHEDULE

Response 7: Please see attached documentation demonstrating that the proposed electronic locks comply
with 2015 IBC 1010.1.9.9. Please see project manual specifications showing compliance with ADA
requirements.
SHEET A5.1.2 INTERIOR ELEVATIONS
Comment 8: Locker rooms require an accessible bench per ICC A117.1-2009 section 803.4
Response 8: There is no locker room. The 5-locker unit in the break/lounge room is not intended for clothes
changing purposes, but as a place to temporarily store personal valuables for employees while at work. From
the 5 lockers 2 of them are at accessible heights for ADA users.
MECHANICAL & PLUMBING:
Comment 1: Indicate if returns are ducted from each location or if using the above ceiling space as a plenum.
If plenum, indicate plenum rated wiring requirement on electrical sheets.
Response 1: Yes, this space has a Plenum Return. Refer Electrical sheets for additional information for
plenum rated wiring.
Comment 2: This wall is not fire rated, therefore dampers are not required. 2015 IBC 508.
Response 2: The wall is a 1 HR fire rated demising wall.
Comment 3: Provide ventilation out door air CFM calculations per 2015 IMC 403.
Response 3: Ventilation schedule has been added to the sheet M0.1
ELECTRICAL:
Comment 1: Provide time-switch controls and daylight responsive controls as required by 2015 IECC
C405.2.2 and C405.2.3.
Response 1: Provided Time-switch controls and daylight responsive controls in Rooms #102, #103, #104,
#105. Refer to sheet E2.1. Transaction Vestibule 101 is an exception from Time switch controls as Lighting
in this area is intended for Continuous Operation, C405.2.2, Exception 3, 4.
Comment 2: All COMchecks should be on the same version. Current version is 4.1.1.0.
Response 2: Comcheck Version has been updated to current Version 4.1.1.0. Refer to sheet E6.0
Comment 3: Provide a mechanical COMcheck for the tenant finish equipment. The already submitted
mechanical COMcheck pertains to the core and shell, not the tenant finish.
Response 3: Mechanical COMcheck has been provided. Refer to Mechanical sheets for additional
information.
Comment 4: Include the two L-2 fixtures from Corridor 114 in the COMcheck.

Comment 5: There is only 1 light fixture in the janitor room
Response 5: Noted and Updated the Comcheck. Refer to sheet E6.0

Response 6: All Electrical wiring is installed in Conduit as indicated on Specifications section 260531, Part
1 and Refer to Specifications Section 260531, Part 2.1 for Material Types. Refer to sheet E0.0, General Note
#32 for Low voltage wiring.
