This review is not a building permit. The local jurisdiction is responsible for issuing the appropriate permits based on this review. The approval of plans and specifications does not permit the violation of any section of any federal, state or local regulations. All comments in this report are based on the information provided on the drawings and supporting documentation provided for review. Applicants are encouraged to seek professional review to ensure compliance with the ADA. 07/15/2021 3 | Page Mozingo Code Group, LLC REVIEW COMMENTS The items noted below with a comment number (B-1, B-2 etc.) are items that need to be corrected to show compliance with the applicable codes. Please provide a written response indicating where the corrections are made on the plans. This will speed up the review process. Additional comments may be forth coming once revised drawings are received for review. BUILDING CODE COMMENTS B-1 Refer to Sheet A1.1 and Sheet A2.1: Sheet A1.1 references new storefront glazing panels (P17), and a comment at grid D1 that states that a paired door is removed and replaced with fixed glass window. Sheet A2.1 does not reflect these new windows nor their U-factor or SHGC. At the bottom of Sheet A2.1 there is a U-Factor and SHGC but it is under the Door Schedule Notes so must apply to the doors. Please specify where the types and performance of the new windows on Sheet A2.1. Response: This was renegotiated with the Landlord Core and Shell team after initial submittal in January. These has been installed as part of the Core and Shell scope and Chase TI scope will not have any modification of exterior storefront. See updated architectural set with referenced notes removed. A1.1, A2.1 and A3.1 have been updated to reflect the current approved and installed storefront by Landlord core and shell building. Structural Review Comments: The scope of this review is limited to the structural plans and structural calculation package provided. Structural Plan Comments: S-1 Sheet S1.2, Section 6a: Please verify it is the design intent to only provide a ½” gap at the top of full height partition walls to account for both live load deflection as well as differential vertical movement of the supporting slab-on-grade. Response: No response needed per Bonnie Muhigirwa’s response on 7/8/21. S-2 Sheet S2.2: Please provide documentation verifying the existing CLT panels are adequate to support the new 15 psf soffit dead load indicated on plan. Response: No response needed per Bonnie Muhigirwa’s response on 7/8/21. S-3 Sheet S3.1, Section 1: Please revise this detailing to allow for differential vertical movement of the existing slab-on-grade without adversely impacting the infill wall or existing structural framing. Response: See the “30.Structural Engineering Letter CLT 07082021” submitted for Review from CLT engineer/manufacturer. S-4 Sheet S3.3, Sections 3, and 6: Sections 2 and 4 on this sheet allow for vertical differential movement of the supporting slab-on-grade but Sections 3 and 6 will not 07/15/2021 4 | Page Mozingo Code Group, LLC permit this movement at the HSS connection points. Please revise these sections to allow this movement without adversely impacting the infill wall, glazing, or existing structural framing. Structural Calculations: No Comments MECHANICAL CODE COMMENTS M-1 N/A PLUMBING CODE COMMENTS P-1 Please specify how the Venting through the roof for the new restrooms will meet the requirements of IPC Section 903.1, as amended by the City of Aspen. Response: The Chase plumbing vent ties into the core and shell vent that is currently installed and approved. The core and shell vent exits 7 ft above the patio level in the roof. See picture below for confirmation. Refer to note R-15 on A1.5 Roof Plan for location of vent. ENERGY CODE COMMENTS EN-1 Refer to Comment B-1 Response: Refer to response to comment B-1. 07/15/2021 5 | Page Mozingo Code Group, LLC EN-2 Refer to Sheet E1.2: Please specify how the Daylight Responsive Controls of IECC Section C402.4.1.1, as amended by the City of Aspen, shall be met or how the window- to-wall ratios are less than 40%. Response: It is verified, not more than 40% of the gross above-grade wall area includes vertical Fenestration. Refer to sheet E1.2 EN-3 Refer to Sheet E1.2: Please specify how the occupancy sensors will meet the requirements of IECC Section C405.2.1.1, as amended by the City of Aspen. Specifically for timing off after 20 minutes. Response: Occupancy sensor Time-off value shall not be greater than 20minutes.
