My office has been contacted by Janet Leverson, to provide professional engineering
services for the above referenced project. We will submit our standard letter of
agreement to provide services to include existing and new construction observations
with Field Reports, and applicable construction documents for structural work.
No warranty or guarantee is expressed or implied in this report with respect to the
structural components or integrity of the building. This report is limited to the
described construction systems only. Our services do not include determining the
presence, prevention, or the possibility of mold or other biological contaminants to
develop.
I have reviewed an Architectural Permit set of plans for this remodel work dated
11-28-2018, prepared by Galambos Architects, Inc. No construction documents for
existing structure have been presented. Unit-1 is the ground level dwelling of a two
story wood framed multi-dwelling building. The roof structure over the upper level
dwelling appears to be a vaulted rafter system, with the ridge line running down the
center of the approximate 20-feet wide building. It is assumed that this ridge line is
comprised of structural ridge beams, supported by columns that stack through the
interior walls of Unit-1.
The remodel work understood to require possible structural review include:
1- New interior door headers. All headers at exterior wall openings to be left unaltered.
2- Determine structural implications, if any, to miscellaneous interior wall removals.

Conclusions
I have run an analysis to size new headers at Master Bedroom swing door, and at
Bedroom/Den pocket door. Without information to define the existing upper floor
framing system, I have approached design with an assumed worst case expected joist
layout, to define header loading.
New headers can be placed as 2- 2 x 10, or 2- 1 3/4” x 5 1/2” VersaLam or MicroLam
members, with 2- 2 x 4 end columns. Design criteria include:
Design Code International Building Code (2015)
Floor Live Load 40 psf
Floor Dead Load 35 psf (includes possible 1 1/2” concrete topping)
Lumber Douglas Fir/Larch #2
Laminated Veneer VersaLam Fb = 2800 psi
The interior walls indicated by the Architectural Plans to be removed, are not expected
to be support elements yet need to be field verified as such. The removed walls in
question include the wall between the Master Bedroom and Master Bath, plus the walls
of the closet between the Bedroom/Den and Bath. I recommend that drywall be
removed without altering framing members, and my office be notified to observe and to
verify those framing conditions. Design and Construction Details will follow if found
to be structural elements.
Items assumed and required to be field verified:
1- Roof loads track through the building without loading the upper floor joists.
2- Upper floor joist layout to determine joist size, spacing, and spans to supports.
3- Existing lateral system to be defined. Based on the open nature of the exterior wall
on Grid-4, a lateral capacity at the interior wall on Grid-3 is assumed. If not found, a
followup analysis may determine a recommendation for such.
