The proposed project does not include significant changes to the lot grading, only the addition of three window wells, indicated on the Lower Level Floor Plan on A 1.3 and the Site Plan on Z-004. The existing roof of Unit 1 portion of the duplex drains to grade in four locations: - Gutter and downspout near the Entry to Unit 2 on the west (Street) side of the building - Free-draining roof edge on the east side of Unit 2 - Free-draining roof edge over the Master Bath and Kitchen on the East side of Unit 1 - Free-draining roof edge on the north side of Unit 1’s Garage The proposed project would make one change to roof drainage on Unit 1: Because of the change in pitch direction for a small portion of roof over Unit 1’s Master Bath, we propose to collect some of the storm water (that previously free-drained) into a scupper and downspout, draining to grade in the same area as the previous free-draining water. This point of discharge is approximately 60’ form the property line (on the fall line), with an 18” loss of elevation. Please refer to revised Roof Plan on A 1.5 for roof drainage patterns, and the East Elevation on A 3.3 for scupper and downspout design. The project will disturb approximately 184 sf of the site, and add approximately 239 sf of impervious surface, in the form of roof extensions. No hardscaping is being added.
