1.0 General
1.1 The Purpose of this Construction Management Plan is to aid the
Contractor and the City of Aspen in the successful operation of the
renovation for the 5th Ave Condos Unit 304 interior renovation, with
minimal impact to the City of Aspen and its occupants
1.2 This Construction Management Plan (referred to as the CMP for the
remainder of this document) shall be used for all Interior Renovation work
that Rudd Construction will be performing while working at 5th Ave
Condos Unit 304.
2.0 Project Location
2.1 The project disturbance area will be confined to the interior of the unit
only.
2.2 See attached plan for disturbance area
2.3 The General Scope of the work is to provide a complete Interior
renovation to include new cabinets, fixtures, drywall work and painting.
No utility work is planned for the project
3.0 Project Documentation
3.1 The permit for this project has been applied for but has yet to be issued.
3.2 Public Notification; per city guidelines the properties located within 300’
will be notified of the upcoming construction activities and notice shall be
posted on site.
3.3 Project Sign will be posted on site per City of Aspen Guidelines

4.0 Project Implementation
4.1 The anticipated dates of Construction are from March 2018 to August
2018.
4.2 The hours of Construction are from 7:30 A.M. to 5:30 P.M. Monday
through Friday. Under unusual circumstances there may be a need to
work the occasional Saturday from 9:00 A.M. to 5:00 P.M. Rudd
Construction does not work on Sundays or Major Holidays.
4.3 No Phasing of this project is required.
4.4 Since this is an interior renovation no adjoining properties should be
effected by the construction work.
4.5 Due to the interior nature of the project no fencing is anticipated to be
needed.
4.6 Due to the interior nature of the project there should not be any need to
protect the health and welfare of the public from dangers of the work
4.7 No tree protection is needed

5.0 Project management
5.1 No Right of way work or use is needed
5.2 Emergency vehicle access will be maintained at all times at both entrances
to the complex.
5.3 Parking Management. Rudd will have their personnel and subcontractors
park on the site. Given the small size of the project there will be a limited
number of employees and trade workers on the site. Rudd has a vanpool
set up for other projects that can be utilized if needed for this site, our
workers are all required to carpool or use the vanpool
5.4 Staging area will be within the property inside or on the patio area.
5.5 Right of way Limitations: None needed for project
5.6 Please see attached project site plan for all Staging areas and the
anticipated Jobsite layout, there are no activities that should encroach on
the City of Aspen right of ways. Toilets will be anchored to the ground by
either staking or if on concrete by weighted sand bags. All deliveries and
haul off of waste materials shall follow the specified official heavy haul
route map.
5.7 During mass demo wood will be separated and will be disposed of
separately from other materials, a dumpster will be maintained for all non-
recycle materials. It is not anticipated to have large amounts of recyclable
materials due to the minor nature of the work. All concrete and stone
materials shall be kept separate and hauled off as needed. A bear proof
dumpster will be provided for the contractors use for food trash.
6.0 Traffic Control
6.1 In the event that traffic control should become necessary for the project
Rudd Construction will contract with a certified traffic control company.
6.2 See Attached vicinity map for Haul routes. Rudd Construction will watch
and stay within maximum vehicle weights per the CDOT regulations
6.3 Given the limited project size no onsite vehicle limitations are needed
6.4 All Deliveries and load out will be occurring on the property and thus no
signage will be required. Deliveries will only be done during normal
working hours previously stated in this document. All Idle times will be
watched on delivery equipment per the City of Aspen guidelines for idling
equipment
6.5 A traffic control plan is not needed for this project
7.0 Pedestrian protection
7.1 Given the site location there should be no need for a pedestrian control
plan for this project.
7.2 Limitations None given location

10.0 Emissions
10.1 Rudd Construction maintains the minimum amount of equipment on site
to accomplish the project tasks. All of this equipment is professionally
maintained to keep the emissions below the acceptable levels. Idle times
and warm up times will be monitored and kept within the standards set
forth by the city.
11.0 Noise suppression
11.1 Due to the nature of the work happening on site it is anticipated that there
will be noise levels greater than 70dB at the lot line.
