The AIA Document A201 “General Conditions of the Contract for Construction”, latest edition, are hereby made a part of these Contract Documents, except as amended herein. Copies are on file and available for inspection at the office of the Architect or Designer. 2. The Contract Documents shall consist of the Agreement, the General Notes & Conditions and the Architectural and, if applicable the Structural Drawings. All future additional specifications, details, drawings, clarifications, or changes shall, in turn, become part of these documents. Work indicated or reasonably implied in any one of the documents shall be supplied as though fully covered in all. Any discrepancy between any parts of the drawings shall be reported to the Architect or Designer immediately for clarification. 3. All work shall comply with all Federal, State, Local and Regional Codes and Ordinances, and shall be performed to the highest standards of craftsmanship by the appropriate trades. 4. Architectural Team waives any and all liability for problems which arise from failure to follow the design intent of the plans. Contractor is to obtain and/or request guidance of Architect or Designer with respect to any errors, omissions, inconsistencies, or conflicts which may be discovered or alleged. 5. The Plans and Specifications are the property of the Architectural or Design Team and are not to be used without express written permission. 6. These Documents are intended to include all labor, materials, equipment and services required to complete all work described herein. These Documents do not indicate the method of construction. It is the responsibility of the Contractor to bring to the attention of the Architect or Designer any conditions which will not permit construction according to the intent of these Documents. Neither the Architect nor Designer shall be responsible for the Contractor’s means, methods, techniques, sequences for procedure of construction, or the safety precautions and the programs incident thereto. The Contractor shall be responsible for all Federal and OSHA regulations. 7. All work shall be erected level, plumb and true to line in accordance with best practices of the trade and manufacturer’s recommendations for the particular item. 8. THESE DRAWINGS SHALL NOT BE SCALED. All written dimensions take precedence over scaled dimensions. Large scaled dimensions take precedence over small scale dimensions. If there is a discrepancy in dimensions, the Architect or Designer shall be notified for clarification. General Contractor shall verify all dimensions with regard to existing conditions. All existing dimensions are to finished materials or center of opening, UNO. All proposed dimensions shall be to face of stud or concrete, UNO. 9. The Building Inspector shall be notified by the Contractor when there is need of inspection as it is required by the International Residential Code/ International Building Code or by any Local Code or Ordinance having jurisdiction. 10. The Contractor shall be responsible for the safety and care of adjacent properties during construction and for compliance with Federal, State and OSHA regulations, and for the protection of all work until it is delivered to the Owner. 11. Contractor shall verify and coordinate all openings and bearings through floors, ceilings, and walls with all Architectural, Structural, Mechanical, Plumbing, Electrical and Lighting Drawings. 12. Contractor will assume responsibility for items requiring coordination and resolution during the bidding process. 13. Where work is installed or existing finishes are disturbed, refinish such areas to match existing conditions. 14. Contractor is to check and verify Contract Documents and field conditions for accuracy, confirming that all work is buildable as shown before proceeding with construction. If there are any questions regarding these or other coordination questions, the Contractor is responsible for obtaining clarification with the Architect or Designer before proceeding with work or related work in question. 15. Each miscellaneous item of cutting, patching or fitting is not necessarily individually described herein. No specific description of cutting, patching, or fitting required to properly accommodate the scope of work shall relieve the Contractor from the responsibility to perform such work as required. 16. HOA covenants and regulations must be abided by at all times. 17. Any questions regarding the intent of the drawings or specifications are to be clarified with the Architect or Designer before ordering materials or proceeding with the work in question or related work. 18. All items are new unless called out as “Existing”. Any recycled members used must be free of defects including cracks, checks & borings and all members must be square and free of cupping, bowing or skewing. 19. Mechanical, plumbing, electrical, fire protection, life safety and low-voltage subcontractors shall provide design/build services in accordance with these documents and their respective specialty and they are responsible for obtaining the permits for their own work. 20. All Change Orders must be authorized by Contractor and Owner in writing to be valid. 21. Typical indicates similar for all conditions, unless noted otherwise. 22.
