We reviewed the existing conditions during and after removal of finishes on April 20, 2022 and after removal of the decking on June 10, 2022. The original tongue and groove decking and supporting, cantilevered timber beams were observed to be damaged due to moisture exposure. The conditions have been outlined below. 1. The previous in-place structural decking was 3x6 tongue and groove. 2. The decking had shown signs of rot and decay and was removed. 3. The new structural decking will be fire treated, Douglas Fir No 2 or better, 2x6,flatwise, in a 3-span continuous condition. 4. The decking is supported by four wood beams that cantilever from the exterior wall of the building. 5. The span between the wood beams is approximately 4'-9". 6. Two of the four 6x10 cantilevered wood beams have shown signs of rot and decay at the ends. 7. The cantilevered wood beams should be repaired per attached sketches SK-S1&SK-S2. Recommendations&Conclusions: Structural analysis and design of noted framing was completed per the 2015 International Residential Code and the City of Aspen Amendments. The replacement decking noted is adequate for applicable design loads. Our analysis was limited solely to the decking and cantilevered wood beam repairs mentioned in this letter. If additional documentation or knowledge of structural conditions becomes available that differs or expands from that mentioned herein, we shall be contacted to reassess the structure, and reserve the right to amend our opinions and report accordingly.
