The building roof has been redesigned and deemed acceptable by planning and zoning. Updated drawings 1)SCOPE: Simple re-roof for normal maintenance. include A2.3-A5.3. Everything below sheathing must remain but waterproofing, insulation, roofing material can be replaced. No structural components of the building that exceed the height limit are removed. PATH: Review through permit. 2)SCOPE: Demolish non-conforming aspects of structure and rebuild to comply with height limit. PATH: Review through permit. 3)SCOPE: Portions of structure that exceed height removed, or 40%demolition is triggered for the site (not close to 40%demolition currently), like for like replacement proposed. PATH: Review before the Planning &Zoning Commission for replacement of non-conformity. 4)SCOPE: Non-conforming aspect of the structure is removed or 40%demolition is triggered and a increase in the non-conformity is proposed (height increased or area exceeding height increases). PATH: Review before City Council then public vote. The current scope would be number 4. Please choose one of the options that can be reviewed via permit or request a pre-application conference summary to start the land use review process. Please note that this only applies to the portions of the structure that exceed the height limit. The South side of the building is below the height maximum. Changes are allowed to all portions of the structure that are below the height limit, including new roof forms or enlarged roof area. The key to avoiding a board review is to maintain the non-conforming portion of the structure or ensure that anything new conforms with the code.
