HomeMy WebLinkAboutFile Documents.100 Dean St.0056-2021-BCHO (6) BSGM www.sgm-inc.com October 5, 2020 Timber Ridge Condominiums HOA 100 East Dean Street Aspen, Colorado 81612 RE: Timber Ridge Condominiums, Parcel 273513115801 Drainage Memo for Exterior Repair and Remodel Dear Timber Ridge Condo HOA: This report addresses Civil Engineering aspects of the proposed exterior remodel of the Timber Ridge Condominiums along Dean Street in the City of Aspen and is intended to meet the review requirements for the City of Aspen Engineering Department. The applicant is seeking engineering approval for a minor classification project based on the project type and disturbed/added area to the site being 936 sqft(<1,000 sqft). A site plan drawing showing the extents of the exterior repair and remodel is attached. Site Drainage In terms of overall drainage patterns, the site slopes generally from south to north. Roof drainage is collected in 5 drain inlets and directed north through existing drainpipes and then released towards E Durant Avenue. What excess runoff doesn't absorb into vegetation on the south side of the complex surface drains to an existing drywell at the southwest corner of the building. Detention is not required for this property as it exists within the City of Aspen limits and can utilize the city's stormwater infrastructure. All drainage patterns remain unchanged. The north portion of the site will get concrete foundation braces installed with planters on top. These planters help to reduce the amount of impervious area and allow the disturbed area to drain to green space, the planters. The south portion of the site will include the replacement of an existing concrete patio. This concrete patio is already under the existing roof overhang and is not adding impervious area to the site. Regardless, the new concrete patio will drain to the grass lawn so the south, thus draining to green space per COA URMP standards. Additionally, the south portion of the site will get the exterior stairs replaced. These stairs were mostly under the existing roof overhang, and, like the concrete patio, will drain to the grass lawn to the south and satisfy the COA URMP standards for draining to green space.
