As currently constructed, the west side has a pair of ganged together doublehungs. Like other windows in the house (such as the doublehungs on the east side) they are about twice as tall as they are wide. In our current plan. we had proposed boarding them up from the inside (because they will be behind the range and counter in the new kitchen). And then we had proposed adding those three windows (the ones you don't like) to the south o f the boarded up doublehungs. Here's my thought. Rather than boarding up those existing doublehungs, we can simply move them about 5 feet to the south. That way, they would take the place of the three that we wanted to add. So we will be using the same proportions (in fact, the very same windows) and same general location. We would avoid having any triple-windows or threesome windows, and would have no more total windows on the west side than we already have in the current construction. What do you think? T'ID LIKE A PICTURE FIRST, BUT THIS SOUNDS OK. THE CONFIGURATION YOU SAY IS ALREADY EXISTING IS NOT WHAT IS REPRESENTED ON THE "AS-BUILTS" IN THE BUILDING PERMIT. (By the way, this is not terribly important, but what is your feeling about the door on the west side (that was formerly used to access the stairs to the ADU and will now be in the pantry)? I can keep this (and just board it up from the inside, as shown in the approved plans) or I can take it out. I'd prefer to take it out, since I'm not a big fan of false doors, but I can go either way--whichever you like. Note that none of that structure is historical.) The idea was that we'd look at framing and that would rule as to what an appropriate window configuration would be. 2 .. Now we don't have that evidence to guide the decision, but that doesn't mean that the three openings you showed on the west elevation are approved. Normally houses like this had just a couple of windows along the sidewalls, separated by several feet. The three shown on your plans aren't historically accurate in that sense, and three ganged together would be even more out of character. Punching in another window for the powder room raises similar issues. I'm really sorry- I don't want to hold you up unnecessarily. Because window changes were envisioned for the dining area in the Certificate ofNo Negative Effect, Ill work with you to try to figure out an ok plan for the dining room at the staff level, but in my mind, ok means something of the right proportion for the period of the building. This means one, at most two ganged together double hung windows that are about twice as tall as they are wide, similar to what exists on the east side of the historic portion o f the house. I do not think it would be appropriate for me to sign off on other new windows (i.e. the powder room.) That was not brought up in the June application and again I think this is really borderline in terms of being staff level decisions. Let me know how you'd like to proceed. Of the changes listed below, I am able to sign off on the amendments that are related to the new construction, but not the work on the Victorian part of the house. As I mentioned to you on the site, I made a judgement last July that the scope of work was eligible for a staff review (Certificate ofNo Negative Effect.) Ifthe proposed window changes on the front of the house had been on the table at the time, the whole project would have gone to the Historic Preservation Commission for review. I was very distressed at our site visit to see that the original framing was entirely removed in the 1990's remodel. As a result, there's no information about original window locations, etc. I do have "as builts" from the 90's that indicate how the house looked at that point, and one older photo that shows the front o f the building. HPC is usually quite conservative about window openings on a historic building- wanting to ensure that the original design is preserved and/or any new openings are in character with what was done historically. I am concerned that the proposed window changes below don't meet that goal, and also that the scope exceeds what I should approve as staff. So, I will review what you want to do in the back, but I need actual drawings (and you'll need change orders.) I cannot sign off on the other window changes or front door replacement. This would have to go to HPC and I'm afraid it will take some time. The soonest I could get you on an agenda is Jan. 23rd and I can't guarantee that date until I have a complete Minor Development application in hand from you (similar to the application that was put together this summer.)
