Mark Keating Representative: Scot Broughton Architects RE: Carport and Deck Addition. The property as indicated above is within the R/ MF Zone district with an allowable FAR of 2400 square feet. A current residence on the property is 2339 square feet. The proposal contained with in this package is to provide a covered carport parking area accessed from the alley of Lot Q, Block 111, Aspen. Provide a new deck accessible from the existing second level of the home to cover the carport, provide a ski storage locker, trash enclosure, and minimal 6' -0" tall privacy fence. The existing concrete slab is intended to be replaced with a snow-melted slab, and the existing side-walk at the east side of the property is proposed to be replaced. This property is included on the Historic Inventory List for the original structure of the property on East Cooper Avenue. A addition to the historic house was completed in 1991-1992. This addition is proposed to the rear of the property and is to be attached to the newer house addition, thus not affecting the historic structure on E. Cooper. Per the City of Aspen Historic Preservation Guidelines, elements of this proposal are addressed as follows: Fence: per section 1.1 - 1.6 of the Historic Guidlines no fence currently exists on the property. A 6'-0" tall, minimal (+/- 12'-0") fence is proposed to enclose the area between the trash enclosure and the house. As nothing exists to duplicate a horizontal slat fence is proposed with gaps behveen slats to allow for some transparency. Material: per chapter 2 of the Historic Guidelines bevel lap siding is proposed to wrap the carport/deck sides walls to match the existing house. Metal panels are proposed for the trash enclosure, and ski locker with coloration to compliment the existing house siding. Metal is proposed in lieu of bevel lap siding due to the proximity to vehicle use, and due to the nature of ski and trash use for durability and cleaning. Trash enclosure: per chapter 8 of the Historic Guidelines the enclosure is located as such a way that it relates to typical historical placement of secondary structures at the rear of the property and tucked into a property corner.
