Hopkins Ave. Aspen, CO 81611 SUBJECT & SITE OF AMENDMENT: The Sky Hotel is zoned Lodge (L) and includes a Planned Development (PD) Overlay. The PD was approved in Ordinance 39, Series of 2014 as part of an application for redevelopment of the property. Planned Development - Detail Review was approved by the Planning and Zoning Commission in Resolution 17, Series 2015. This is an Insubstantial Amendment for minor revisions to internal spaces. BACKGROUND AND PROJECT SUMMARY: The internal revisions include relocation of the public ski lockers within the subgrade level and the addition of a doorway between the ski shop and lodge boardroom on the main level, as per coordination with the ski shop and hotel operators (See Exhibit B). The ski shop and boardroom are proposed to change from separate uses yearly to combined use as each function separately for six (6)month periods. The revisions will result in no changes to the approved dimensions. STAFF EVALUATION: The proposed changes are consistent with the Sky Hotel approvals. They do not change the character or use of the property, and they do not change any of the project's approved dimensions. DECISION: The Community Development Director finds the proposed PD Amendment is consistent with the applicable review criteria and thereby, APPROVES the amendment, subject to the following condition: 1. The combined ski shop and boardroom on the main level shall be operated as a ski shop for six (6) months within a calendar year, and as a lodge boardroom for the remaining six (6) months. Any proposed changes to the approved dimensional requirements are limited to a technical nature, respond to a design parameter that could not have been foreseen during the Project.
