That will be advisory. The new clad windows will need to be color-matched to the current stain color. I will need you to provide information about the color match and how it was made and the color will have to be approved before you finalize the window order. It seems that you will want to contact Pella about this asap. If you choose to paint the new windows the correct color once they arrive here that is ok but it will be a requirement. Repairs to the planters will still be needed in this project. The brick replacement and re-pointing done in 2012 was great but we have discussed that the walls are settling and showing movement that is concerning. Regarding landscape,I understand that Parks may be able to offer drought tolerant seed to the project since irrigation is not wanted. Timberline bank, Ryan investments and several on North side were installed before my involvement. The new round of window awning units have a u factor are.28.The colour ordered is consistent with every existing awning unit on the premises. Is there a way to come to an agreement and move forward with remaining awning units? I will pass email along because I am unaware and have no authority to speak for any discussions prior to 2016. Including any future work other than the remaining awning units. I needed to check in with the Planning Director and Building Department. While HPC approved the window changes in 2012 it was part of a larger proposal to create two residential units on that floor. We usually are not able to let people proceed with some parts of an approval and not others,especially when the parts that aren't being addressed are necessary repairs to the historic structure. When HPC granted approval in 2012 it was with the condition that the planters be repaired. Obviously that has been accomplished on the south side,but the new permit you are asking for must include repairing the retaining wall/planters on the east side. We are going to need to pull the Parks Department into discussion of any landscape on the site. They should have weighed in on the seeding of the south planters but that was overlooked in the rush to address a red tagged project and may need to be re-visited. I was just asked to do a Final review of the 2016 permit for the window replacement. I guess the permit was never closed out. I you several times during construction,but when I looked at the building yesterday I realized something I hadn't noticed before. installed a combination of Pella clad awning windows and site built fixed windows. The fixed windows are trimmed with wood. At the time O1/12/2018 ASPEN BUILDING DEPARTMENT all of this was going on,the building had been completely sanded and was about to be re-stained(see photo below,while the wood was unfinished.) The factory applied paint color on the clad windows does not match the reddish stain color that was ultimately selected for the building. In retrospect I wish we had required the new awning units to be wood but that didn't happen. For this new permit I will be asking you to order the new units in a color that matches the building stain and to re-paint the awning units installed in 2016. You mentioned in an email that you ordered the windows you want to install now. That was not a good idea because Building may have updated energy requirements and the color needs to be changed. Hopefully you can revise that order. Please let me know any questions. You are welcome to continue to prepare a permit application addressing: installation of more awning windows on the third floor(units to be reviewed for building code compliance and to be painted to match stain color),repainting of 2016 clad units,repair to planters/retaining walls along the east side of the building and Parks Department review of on-site landscaping.
