HomeMy WebLinkAboutFile Documents.110 Coach Rd.0079.2018 (26).ARBK October 11, 2018 City of Aspen, Community Development Department RE: Residence, Lot 7-Double Bar X Ranch To Whom it May Concern, The Architectural Control Committee (ACC) of 855 Stage Road Homeowners Association has reviewed the request for modifications to the previously approved design plan of April 2, 2018. The following revisions have been approved by the ACC: • Architectural shift of the house by 2'-6" to the North. o The shift in plan and height has very minimal impact (if any) to the neighboring parcel (Lot 8). The site lines towards Independence Pass from Lot 8's building envelope should not be impacted. They have also decreased the upper level massing by +400 s.f. • Replacement of the Accessory Dwelling Unit (ADU) with a "Detached Guest Quarters" that will not have a kitchen and will be included in the overall allowed FAR. A TDR has been purchased to remove the ADU requirement. o The detached guest quarters is much smaller in mass and height than the previous ADU making it less noticeable and intrusive to pedestrian and vehicular traffic on Coach Road. • Raising of the entry level finish floor by 2'-6"vertically to align with the garage finish floor level. Seth Hmielowski (consulting architect to the HOA) and the ACC have reviewed all of the design changes and all agree that the alterations are inconsequential to the project, neighbors, and the greater HOA. If anything, the visual impact from Coach Road will be improved. We approve this revision without hesitation. Sincerely, Dana C.
