From the looks of the attached before picture, it seems as though the leak had been occurring for some time. Wyatt went to investigate the leak and discovered a leaky overflow valve for the water tank, and black mold on the exterior of the drywall. Wyatt and Ishmael from AVMM removed the water tank and then cut the drywall out. Wyatt was able to confirm that the drywall mold was only on the exterior of the existing drywall. Wyatt removed the flooring under the tank, and replaced the moldy drywall with drywall suitable for wet locations and added a layer of industrial vinyl to the lower four feet of the surrounding area to further mitigate any future water problems. AVMM replaced the leaking valve with the correct product and will be installing a drain tray under the water heater when it arrives. AVMM also reattached the tanks and re-fire caulked all penetrations when work was replaced. RECEIVED 10/04/2018 ASPEN BUILDING DEPARTMENT
