Beverly Drive, Beverly Hills, CA 90212 Property: 302 E. Hopkins Avenue, Lot K, Block 80,City and Townsite of Aspen, CO, 81611. This 30th day of October, 2017, the following alterations have been approved as represented in the land use application: Reconstruction of a stair at west entry to the building to match the existing design, but faced with black flamed granite. Project Details and Review Criteria The applicant proposes to reconstruct a poured concrete stair which has been difficult to maintain. The subject property is landmarked and located in the Commercial Core Historic District. The stair abuts a non- historic addition to the Victorian structure on the site. The project qualifies for a Certificate of No Negative Effect according to Section 26.415.070.B of the • Municipal Code as it is a replacement of a feature which creates no change to the exterior physical appearance of the historic building. Staff finds the proposed stone to be neutral and consistent with the weathered concrete surface currently in place. The property is located in the foreground of the Main Street Viewplane. This"Certificate of No Negative Effect" shall serve as required land use approval, granted because the work is an "attached building feature," allowed to proceed within the foreground of the viewplane subject to setback and height requirements stated in Section 26.435.050.D.2 and 26.575.020.F.4. Based on a review of the applicable Commercial, Lodging and Historic Design Standards and Guidelines, Staff finds that the work will not diminish, eliminate or adversely affect the significant historic and/or architectural character of the subject property or Historic District in which it is located and that the design standards and guidelines applicable to this remodel are met,with no conditions. 71 y Simo Historic Preservation Officer Expires 3 y ars from date of separately issued Development Order.
