2.0 PROJECT LOCATION
2.1 DISTURBANCE AREA
This project includes the remodel of an existing residential condominium unit located on
the first, second floors of Unit#C of the CHATELET. The project scope includes the
demolition of interior walls and finishes and the remodel of all interior finishes. The area
of the remodel is 1455 SF.
2.2 LOCATION

2.3 DESCRIPTION
The project consists of remodeling of an existing residential unit. The project scope
includes the remodel of interior finishes. The remodel will use existing utility connections.
3.0 PROJECT DOCUMENTATION
3.1 PERMITS
Upon issuance, copies of all applicable local, state and federal licenses and permits will
be maintained at the project site office. Applicable permits will be listed and described in
this CMP, and copies of the documents will be attached hereto.
3.2 PUBLIC NOTIFICATION
Public notification shall be handled through direct contact information provided on the
project sign and HOA correspondence. The HOA for the property has been made aware
of the project and approval for the remodel was granted. The project sign will include all
specific contact information and the project superintendent will be present on site.
3.3 PROJECT SIGN
A project sign shall be constructed and posted as required. The sign shall be posted in a
location where it is readable from the street or driveway and shall meet criteria in City
Municipal Code 26.510.030B4.

4.0 PROJECT IMPLEMENTATION
4.1 DATES OF CONSTRUCTION
Work on the project is tentatively scheduled to begin in Sept 01, 2016. Estimated project
completion date is Jan 01, 2017. Any work to occur within the City ROW shall be
completed as per the City of Aspen ROW permit requirements. No work in the ROW is
anticipated.
4.2 HOURS OF CONSTRUCTION
Off-season construction hours shall be limited to 8am—7pm Monday through Friday and
9am—5pm on Saturday. No construction is permitted on Sundays, federally designated
holidays, during Food &Wine Festival, and a three day weekend of Fourth of July (when
the holiday falls adjacent to a Saturday or Sunday).
All activity that generates noise in excess of 80 decibels requires a noise suppression
plan and is restricted to operating between the hours of 9am and 5pm Monday through
Friday.
4.3 SEQUENCE (PHASING) OF CONSTRUCTION
March 2017—Site Mobilization/Ordering and Submittals
March 2017—Demolition
March-June 2017—Construction/Remodel
4.4 ADJOINING PROPERTIES
Adjoining private property and public right-of way will be supported and protected from
any damage that might result from construction operations. The construction process will
be sensitive to the adjoining units and protect the property from any damage that might
result from construction operations.
4.5 PROJECT FENCING
The project does not anticipate the use of construction fencing.
4.6 PUBLIC HEALTH AND WELFARE
Our intent is to provide the utmost respect to public health and welfare and that will be
reflected in the prepared Plan.
4.7 NATURAL ENVIRONMENT
The project will not impact the surround natural environment.
5.0 PARKING MANAGEMENT

None required. Parking to be on-site only.

Continuous emergency vehicle access for police, fire, and ambulance services will be
maintained.
The project will be compliant with the sections listed in Ordinance 35.
5.3 CONSTRUCTION PARKING DETAILS
All workers will be encouraged to use public transportation and to carpool. On site
parking will be allowed in the existing parking area. No construction parking will be
permitted within the free two-hour residential parking areas without a valid permit.
5.4 STAGING AREAS
Material and equipment staging will be kept primarily to the interior of the building and
always within the property line.
5.5 CONSTRUCTION TRAILER, MATERIALS STORAGE, AND WASTE MANAGEMENT
Construction office and job materials storage will be located within the unit. Waste
management and recycling container locations are indicated on the project site plan. Per
Aspen code, any dumpster or other trash receptacle used for food refuse will be
constructed in such a manner as to render it bear proof. The construction office will be
located in the existing first floor. Restrooms located within the unit will be used.
6.0 TRAFFIC CONTROL
6.1 GENERAL

6.2 HAUL ROUTES

6.3 ON-SITE VEHICLE LIMITATIONS
Generally, vehicles will be limited to 8,000 pounds, 9' width, 6'6" height and
approximately 20' in length. The building parking area will be used, but only for the
number of vehicles spots allocated for Unit 6.
6.4 DELIVERY REQUIREMENTS
Deliveries will be scheduled within allotted construction hours and unloaded promptly.
When the size of delivery trucks will impact traffic, a traffic control will be submitted to and
coordinated with the Engineering Department. Deliveries will be coordinated so that only
one delivery vehicle will be on site at any given time. Deliveries will be scheduled before
10am to the greatest extent possible. Delivery vehicles and all other on-site vehicles will
not be allowed to idle for more than five (5) minutes, with the exception of generators or
PTO type operations. Project subcontractor and suppliers will be provided with written
notification of Aspen's vehicle idling regulations as follows:

A Traffic Control Plan (TCP) is not anticipated due to the small scope of the project.
7.0 PEDESTRIAN PROTECTION
7.1 GENERAL
As planned, there are no encroachments into the public right of way. The Project will
comply with pedestrian safety per City code 21.04.060, MUTCD Chapter 6D, the
Americans with Disability Act, and IBC Chapter 33. Clear and safe access will be
maintained at all times.
8.0 SEDIMENT AND EROSION CONTROL
8.1 REQUIREMENTS
The project does not disturb any sediment, however the construction site will be kept
clean and orderly for site maintenance.
8.2 SMUGGLER MOUNTAIN RESTRICTIONS
Not applicable.
9.0 FUGITIVE DUST CONTROL
9.1 FUGITIVE DUST CONTROL PLAN
The project does not anticipate to produce dust emissions, however, if it occurs, a fugitive
dust control plan will be filed with the Colorado Department of Public Health and
Environment.
9.2 REQUIREMENTS
If required, the fugitive dust plan will demonstrate that discharge of dust from the
construction site will not occur, or can be controlled to an acceptable level depending on
the particular site conditions and circumstances. The plan shall address site conditions
during construction operations, after normal working hours, and during various phases of
construction. The plan shall include the name and the 24 hour phone number of a
responsible party.
The primary means for controlling dust will be to wet down the dust emitting source three
times a day under dry conditions or as directed by the City Construction Mitigation
Officer.

10.0 EMISSIONS
10.1 GENERAL
All vehicles and equipment used on site will be properly maintained such that the engines
and motors will function within manufacture's standards or parameters.
10.2 EMISSIONS FROM DIESEL POWERED ENGINES
Emissions from diesel engines operated within the City of Aspen shall be of a shade or
density no darker than 40% opacity, except for starting motion no longer than 10 seconds
or for stationary operation not exceeding 10 seconds.
11.0 NOISE SUPRESSION
11.1 GENERAL
The noise limit for construction is 80 decibels measured at the property line of the
construction site. All construction equipment shall be adequately muffled and maintained
to minimize project noise. The installation of noise barriers is the minimum technique to
suppress noise, especially when jack hammering of concrete occurs.
11.2 NOISE SUPPRESSION PLAN
All activity that generates noise in excess of 80 decibels requires a noise suppression
plan and is restricted to operating between the hours of 9am and 5pm Monday through
Friday.
