410 Si 4 CITY OF ASPEN September 10, 2018 Evan Pletcher Asset Department 130 S Galena St Aspen, CO 81611 Subject: Asbestos Inspection Results Kitchen Remodel 22 Waters Place Aspen, CO 81611 Dear Mr. Pletcher: I have performed an asbestos inspection of the Sara Ott's kitchen located at 22 Waters Place, in Aspen, Colorado. Specifically, the inspection was for the removal of cabinets and drywall in the kitchen. The scope of this inspection was limited to sampling and analysis of potentially asbestos-containing materials (PACM) that were previously identified for demolition and that were visible in the structures. Homogeneous areas were identified; and samples were identified, collected and analyzed per Colorado State Regulation #8. Following is a summary and recommendations based on the sampling completed on September 5, 2018. IF; Asbestos Sampling Included in this report is a copy of my asbestos inspection certification from the Colorado Department of Public Health and Environment (CDPHE). This survey was performed in accordance with CDPHE regulations governing asbestos inspections. Laboratory Analysis Collected samples were analyzed by Reservoirs Environmental Services, Inc. Reservoirs Environmental, Inc. is an analytical laboratory accredited for the analysis of Industrial Hygiene and Environmental matrices by the National Voluntary Laboratory Accreditation Program (N.VLAP), Lab Code 101896-0 for Transmission Electron Microscopy (TEM) and Polarized Light Microscopy (PLM) analysis and the American Industrial Hygiene Association (AIHA), Lab ID 101533 -Accreditation Certificate #480 for Phase Contrast Microscopy (PCM) analysis. Chain of Custody Chain of custody forms were used to track the possession and transfer of the samples from the time of field collection through laboratory analysis. A copy of the chain of custody form is attached. Laboratory Results Laboratory results and a description of each material sampled during the inspection are summarized in the following paragraphs. Copies of the analytical data are attached. Interior Drywall Systems—textured drywall—(Samples#0905185ODW1-03) Three miscellaneous samples of textured drywall were collected in the kitchen area that was planned for demolition due to a kitchen remodel. Samples were similar in color, texture and time of construction. Samples were located on the front and back side of the soffit above the cabinets at the kitchen bar and one on the wall left and above the refrigerator. Approximately 50 sq.ft. of interior drywall system is planned to be removed. Laboratory analysis identified the drywall system materials to contain no asbestos; therefore, is not a regulated material. Conclusions and Recommendations The scope of this report is limited to sampling and analysis of potentially asbestos-containing materials (PACM) that were previously identified for removal, demolition or adjacent to demolition work and that were visible in the structures. From the samples collected, it has been determined that no Regulated Asbestos Containing Material (RACM) was found in the interior drywall system for the east wall behind the bar. If any previously unknown or undiscovered materials, including electrical wiring with paper wrap insulation, are found which is suspect for asbestos content or other areas not tested during this inspection, then these materials should be tested for potential asbestos content prior to further demolition work. Disclaimer This inspection was performed using non-invasive sampling techniques. This report does not imply, or guarantee that every material on the property, or in the property building, which may potentially have asbestos as a component has been identified and/or sampled. A guarantee that all asbestos materials have been identified and/or sampled would require cost-prohibitive and destructive sampling protocols. Furthermore, identified asbestos containing materials may be in areas which are inaccessible or hidden due to their application during the construction process and their subsequent enclosure or covering with building and finish materials. Areas behind walls, inside chases, or other hidden, covered or enclosed areas were not included within the scope of this inspection, as destructive techniques would have been required to access these areas. These areas should be inspected when renovation or demolition activities are scheduled which may disturb the materials within, or beneath these barriers. RECEIVED 09/15/2018 ASPEN BUILDING DEPARTMENT Bulk material samples are obtained in accordance with applicable regulations, industry standard techniques and analyzed by a NVLAP accredited laboratory; however, due to the asbestos content fluctuations which may occur in a building material due to the application and/or initial mixing process no guarantee can be made as to an 'exact' percentage asbestos content (this includes 'no asbestos detected' and 'trace' contents) which represents the entirety of the material (asbestos content fluctuations can and will occur throughout a building material). Material quantity estimates are approximate only (due to the hidden nature of many of the materials) and are provided only as a general guideline to the client.
