DATE: October 28, 2022 RE: Response#3 to Building Department Comments ❑ ENCLOSURE 501 East Dean Street 0019-2022-BCOM Dear Linzhi Thank you for your review and the opportunity to respond to your comments. Please find responses to your comments for 501 E Dean St—0019-2022-BCOM below in blue. The ComCheck exceeds the scope. You've only provided plans for three areas (main level entry, owner's lobby, and guest corridor L1-East). If you are adding lights to corridors on level 1-5, we need a plan for each of those clearly showing location of new lights Thank you for helping me to better understand this aspect of the ComCheck. The electrical plans now include every corridor and each fixture is depicted in the common areas. Still missing light spec sheets (e.g.for all "L"fixtures) L1,L2, and L3 fixtures are now included in the light specifications package. These lights are ETL listed. Not all lights have NRTL listing provided Please pardon the missing NRTL information. Each luminaire in the package now demonstrates UL or ETL listing,both are National Recognized Testing Laboratories(NRTL). You cannot use the light fixtures F3 or F8 because their overall depth exceeds 4", which is projected too far off the wall per 2015 IBC 1003.3.3 Thank you for alerting me to this code requirement. F3 and F8 will be custom fixtures, not to exceed 4" in depth. Shop drawings, demonstrating this 4"maximum, are now included in the luminaire package. Are light fixtures F2 and F23 the same fixture? The spec sheets are the same product Yes, you are correct, F2 and F23 are the same fixture, just in different locations. F23 has been consolidated into F2. The above are just a handful of items I found wrong with the ComCheck. Although tREC DYE D improvement from the first ComCheck submitted, it is still not review-ready. We will need an accurate 10/31/2022 ASPEN BUILDING DEPARTMENT pOSS ARCHITECTURE + PLANNING ComCheck with an entire new spec package that includes every light fixture you will be replacing and accurate wattage info clearly delineated on the spec sheet(s)for all non-residential lights. F14 is a sconce included in this submission. There will be two instances of F14 in the non-residential area,both in the Sales Office. F14 does not project beyond 4"in depth and is ETL listed. Additionally, the U-factor fenestration you provided for the entrance door with a U-factor of 1.04 is not up to code. Per 2015 IECC Table C402.4, entrance doors must have a U-factor of 0.77 or better and fixed fenestration must have a U-factor of at least 0.29. The U-factor information is updated: 30.Fenestration U-Factor Documents 501 E Dean.20221028.pdf The first page is the City of Aspen U-factor policy and acceptable methods. The project team has selected the 3rd method to identify NFRC credentials and U-factor compliance. Please reference the following manufacturers and test facilities documentation for policy conformance. Additional Clarifications: 1) In an RFI, the architecture team was asked to redesign the entry handrails to use the existing embed locations. You will see the updated design, very much in line with the existing handrails design, throughout the set,but most specifically on"Railings Clarifications"sheets A.610,A.611, and A.612. 2) Another clarification picked up in the aforementioned sheets are the gallery side railings under the porte cochere. These railings are to be included in the scope of permitted work. 3) I received a fire suppression submittal on Friday, September 30t''. This is to address the only replacements of sprinkler heads in the scope of the project, at the Owner's Lobby and Reception ceilings. We will require for you to meet virtually with us to go over the issues with your ComCheck before submitting new documents. We'll decide at that point whether we will expedite your next round of reviews due to the delays that have already occurred. The whole RLN team sincerely appreciates you—Linzhi, Sydney, Justin, and Denis helping us get to a permit ready submission together. We also wish that the initial submission had been more accurate to mitigate the back-and-fourth.Again,we thank you for your reviews and opportunities to respond.
