Description of North Peak
North Peak, Inc. (referred to as North Peak from here forward) is a corporation, owned by Kevin Young. North
Peak is a Licensed General Contractor, providing services from start to finish through subcontracted and self-
performed work. Starting as mainly a residential general contractor, with time they moved into the commercial
construction field allowing them to grow. In the last year North Peak has completed jobs for Colorado State
University, Pitkin County, Delta County, the City of Aspen, and the State of Colorado, while also doing private
tenant finishes and home remodels. North Peak has a team who works well together and are open to
collaboration on projects and problem solving.

Safety Program
All North Peak employees participate in weekly online training on various topics. On site all superintendents
hold weekly safety meetings, reviewing topics related to the work being completed on site for that week.

Jeremy is a Colorado native who has worked in the construction industry for over 25 years. He began his
career in Steamboat Springs, Colorado, where he developed and fine-tuned his building skills on high-
end, turnkey custom homes., where he ventured into commercial construction and grew his construction

knowledge and skills. He successfully ran and operated his own construction company for several years
before coming home to the Western Slope and joining the quickly expanding team at North Peak.
Dennis Tobin: Director of Supervision/Project Manager
Dennis has worked in the construction industry for over 20 years. In that time, he is also pursuing a PhD
in Construction Management from Arizona State University and has a BAS degree in Construction
Management and Technology Integration from Colorado Mesa University. He brings with him a vast
knowledge base and an eagerness to learn and innovate new processes.
Bryce Johnson: Project Manager
Bryce is originally from the Salt Lake City area, where he worked in commercial construction and owned
Mountain Made Vans. He brings 20 years of experience and knowledge with him, is eager to learn new
things, and excited begin the next chapter in beautiful Western Colorado.
Kristin Schwartz: Project Coordinator
Kristin is a Grand Junction native and started at North Peak as a millwork apprentice. Her ability to take
on new tasks and provide support to our project managers in an interim capacity led to her appointment
as a project coordinator. Her education in drafting and experience as a logistics supervisor has helped
her improve our processes by creating needed forms and systems. She continually looks for ways to
innovate, making things more cost effective and efficient.
Michael Holm: Site Superintendent
Mike has over 25 years of construction knowledge specializing in commercial construction. Spending
most of his career in the San Jose valley of California focusing his time supervising hotel and commercial
builds as well as tenant finishes. Mike has over 15 years of experience as a project superintendent and
started with North Peak as our Framing and Self Perform Supervisor in 2022.
Earl Hicks: Site Superintendent
Earl moved to the Grand Valley from Durango in 2022. Earl has an extensive 35-year career as a respected
figure in residential building from Durango, Colorado. With a passion for craftsmanship and innovation,
Earl has earned recognition for his dedication to quality and client satisfaction. His portfolio showcases a
diverse range of projects, reflecting his commitment to excellence and sustainable practices. Earl's

CSU CSFS Office Renovation – Gunnison, CO

Project Description: Renovation of a residence into office space and improvements to the existing shop, for
the Colorado State Forest Service Gunnison office. North Peak was the General contractor on the project and
self-performed the demolition, framing and installation of the new windows, doors, and cabinets.

Pitkin County Senior Center – Aspen, CO

Project Description: The Pitkin County Senior center is being renovated to improve the utilization of space. As
the general contractor on this project, North Peak has assisted in the permitting process, and has managed the
work with a few delays due to permitting. North Peak staff performed the demo work on this project and framed
in the new meeting room, storage space, and the headers which the trend walls will connect to once they are
installed.

Delta County Sheriff Office Renovation – Delta, CO
Owner: Delta County, Don Supp
Architect: Delta County Engineer
Project Description: Renovation of the old Delta Library, approximately 10,000 square foot building for the
Sheriff office and dispatch center to move into. The original building was built in 1911 and has had 2 additions
since. The renovation includes reconfiguration of a stair set and creation of a new lobby area. The historic
section of the building will keep all the original wood trims and most of the built-in bookshelves. Once awarded
the general contractor contract North Peak assisted in getting an engineer to complete MEP drawings. Our team
oversaw and assisted in the demo of the stairs and sections of floor for new plumbing, they also self-performed
the framing of the interior walls and the new stair set.
Completion Date: 01/15/2024

Red Brick Art Center Renovations – Aspen, CO
Owner: City of Aspen, Scott Chism

Project Description: North Peak was awarded the preconstruction contract for the renovation of the Red Brick
Art Center, the original estimate was a rough number based on design documents, as the process has continued
selections and additions to the scope of work have occurred which has increased our original estimate. The
Architect is almost complete with the Construction drawings which will allow the team to start the Permitting
process while North Peak gathers bids from subcontractors and puts together a final GMP for construction.
Once the Permit and contracts are approved, we estimate construction will take about 3 months.
Construction Dates: December 2023 – May 2024 (Pending Permit Approval)
Costs of Construction: Original Estimate $1.4 Million
PROJECT APPROACH
Preconstruction Services
North Peak will work as a collaborative partner with the project team, making suggestions while
ensuring the project scope remains on track, as well as evaluating costs and making
recommendations of where there are potential savings. If awarded North Peak will attempt to get
several bids for each subcontracted scope and will reach out directly to local subcontractors for
estimates, and when possible, contract local businesses for the project.
Construction Services
As the General Contractor, North Peak will create and maintain the schedule, oversee the work as it
is completed, and address any issues that may arise. All our project scheduling is tracked through
Buildertrend which allows us to assign subcontractors to the schedule and send updates, keeping
everyone in the know of the schedule and if there are alterations. The Superintendents also email an
exported copy of the schedule to the subcontractor as a reminder of what the plan is for the next
two weeks.
Scope of Work
Phase one will include the demo as described in the plan set, trash from the demo will be hauled off site daily
by our team and subcontractors. This will ensure that the site remains clean and organized. Phase two will
include install of the missing baseboard pieces, all paint and new carpet install. Phase will consist of the install
of the new doors, lighting replacements, and punch list items.
Material Lead Times

With short duration projects there is always the concern with material lead times. The biggest one on this
project will be the doors, which historically have been an issue.
Staging
The site will need a designated area for construction parking of 3-5 spots for subcontractors and to ensure ease
of access to remove the trash daily. Storage of new materials, supplies and tools will utilize the office numbered
101 on the plans as described during the site walk.
City Staff Considerations
There may be times when it is necessary for onsite staff to work elsewhere if they are sensitive to smells or
noise. For instance, during the demo phase there could be more than typical noise, or during the finish stage
when new paint and flooring is being installed there may be normal construction smells. North Peak will work
with the City of Aspen representative to identify these dates in the schedule, to notify workers.
General Objective
North Peak Construction submits the following design/build criteria for your consideration to secure the contract
for the ACRA Temporary Relocation into Armory Hall project.
I. Contractor shall advise on site use and improvements, selection of materials, building systems and
equipment, as well as provide recommendation on construction feasibility, availability of materials and
labor, time requirements for installation and construction, and factors related to cost including costs of
alternative designs or materials, budget, and economics.
II. For the Owner vendors, regularly oversee, on Owner’s behalf, the performance of such vendors of their
respective design responsibilities to ensure that all design work is performed by the suppliers in
accordance with the respective supplier contracts.
III. The Contractor shall perform the following project management and coordination services in accordance
with the Contractor’s Safety and Quality Plan, including any revisions agreed to in the Contract.
IV. Overall management of the work in accordance with the Project Execution Plan.
V. Planning, controlling, and executing constructability, procurement, fabrication, assemblies,
transportation, construction, integration, and turnover plans, to the extent necessary to achieve
performance of the Work.
VI. Producing and updating Project Schedules in compliance with Scheduling and Reporting Requirements
Project schedules established under the terms of the Contract.
VII. The Contractor shall develop a project execution plan and provide it to the Owner, The Contractor shall
update the Project Execution Plan upon a reasonable request of the Owner during the performance of the
Work and obtain the Owner’s approval of any proposed deviations prior to their implementation. Any
material deviations or alterations to the Project Execution Plan requested by or required due to the
actions of the Owner will be addressed under the changing provisions of the Contract. In addition, the
Contractor shall, as separate identified items, maintain and provide the status of the Work, including the
percentage complete of the Work, incurred cost of the Work to date, project cost and schedule impacts
of any changes, Owner requests, deviations or additions to the Work that are expected or are currently
required, all in accordance with Reporting Requirements.
VIII. Procurement includes the procurement of all equipment and material necessary for the construction of
the Work, including safety systems and other equipment and material required for completion of the
Work. The Contractor shall be accountable for vendor interface, material management, expediting and
logistics management.

IX. Manage subcontractors on the Project site with respect to their planning, scheduling, allocation and
assignment of construction resources, progress measurement and reporting. monitor and inspect work
performed by its subcontractors and confirm such work complies with the Standard of performance,
project specifications, approved construction safety principles and the quality assurance/quality control
plans.
X. The contractor shall meet the Work Schedule and each detailed schedule established under the terms of
the contract.
XI. A detailed Project Execution Plan (the “Project Execution Plan”) is to be provided days from Project
award that sets out:
(a) Overall management of the Work.
(b) Overall coordination of procurement, and construction management activities.
(c) Preparation of detailed cost estimates and schedules for all Project phases.
(d) Preparation of detailed planned sequencing activities.
(e) Preparation of procurement documents and logistics planning, material management and
subcontracting.
(f) Deployment of the Owner’s Policies.
(g) Procedure and process for cost control and reporting.
(h) Project accounting details.
(i) Development of necessary specifications, standards, and procedures
(j) Development of training, operation, and maintenance manuals.
(k) Planned acquisition of local and site-specific permits as needed.
(l) The preparation of procurement or construction tender documents, purchase orders and
construction contracts and construction specifications.
(m) Development of Construction Work Packages.
(n) Procurement, logistics plan and materials management; and,
(o) Pre-qualification of vendors, subcontractors, and other construction contractors
XII. The Project Execution Plan shall also contain the Work Schedule, which constitutes:
(a) A detailed sequence in which the Contractor intends to perform the Work.
(b) Start and completion dates for all separate portions of Work.
(c) Key materials and equipment procurement and delivery dates.
(d) Other relevant data and information.
XIII. The Contractor’s monthly reporting shall include but not limited to:
(a) Outstanding issues.
(b) Confirmation that there are no reasonably known or anticipated claims for an adjustment to the
Contract cost or schedule, or a statement of those items with reasonably detail.
(c) Current actual status of the schedule of the Work.
(d) A list of pending deliverables for the next 30 days and completed deliverables for the previous 30
days.
(e) Any safety issues, near-misses, minor incidents, safety infractions or citations and any serious or
lost time incidents.
(f) All requests for information (RFIs) that have been submitted, and their status.
(g) All change orders that have been submitted, approved, and pending, with an aggregate total of the
time and cost effects of the Project change orders to date.
(h) Site meeting minutes.
(i) A list of all Project submitted and pending dispute notices to date.
