On the topic of the Existing Floor Area. I understand that the City prefers to have a Certificate of
Occupancy and the accompanying floor plans to verify existing floor area credit. In this case the house
was moved to the lot in 1970, (49 years ago), See permit 345 (attached).The double garage in front of
the house was built in 1973, see permit 510-73 (attached).The decks in question were on top of one-
story elements established at the time of the permit 345.The permit did receive final approval.
Additionally, please see aerial photograph courtesy of COA GIS Department circa 1974 which clearly
depicts the decks,the house and the double garage.

Existing Floor Area is as follows: (See Z-002 Existing Main & Upper Floor Plans Round 2
Main Level Floor Area = 1,227 Sq.Ft.
Upper Level Floor Area = 765 Sq.Ft.
Deck Overage= 425 Sq.Ft. (Existing Decks per Survey= 871 Sq.Ft. less 446 Sq.Ft. =425 Sq.Ft
Garage= 48 Sq.Ft.
Total = 2,465 Sq.Ft.
In Summary: Floor Area for Existing and Proposed is calculated the same way. The existing floor area
for the existing structure is 2,465 Sq.Ft. The Growth Management Employee Housing Fee is based on
the Proposed New Floor Area = 2,969 Sq.Ft. less Existing Floor Area=2,465 Sq.Ft= 504 Sq.Ft.
