NOTES:
1. Units of linear measurement: US Survey Feet.
2. Date of field survey: July, 2013 thru July, 2015.
3. The sole purpose of this plat is to vacate a portion of the alleyway at Block 19, as shown hereon.
4. Basis of bearings: Bearings shown hereon are relative to a bearing of N14'50'49"E between a rebar and
cap, LS # 28643 found at the southwest property corner and a rebar and illegible cap found at the north
end of the curve at the west property line, as more fully depicted hereon.
5. The property shown hereon is subject to all easements, rights -of -ways, building setbacks or other
restrictions of record, as such items may affect this property.
6. SGM will not be responsible for any changes made to this document after it leaves our possession. Any
copy, facsimile, etc., of this document must be compared to the original signed, sealed and dated
document to insure the accuracy of the information shown on any such copy, and to insure that no such
changes have been made.
7. Any subsurface utilities not shown, were not marked by appropriate utility companies at the time of this
survey and therefore are not shown hereon. Client/contractor must contact specific utility companies to
verify both the location and depth of respective utilities. Additional surveying work may be required to show
any such subsurface utility locations on this drawing. SGM will not be responsible for protection of
subsurface utilities not marked on the ground at the time of this survey.
8. The mathematical closure for the boundary dimensions shown hereon is less than 1:15,000.
9. The 20' Access Right -of -Way previously that previously existed along the easterly property line, as shown
in Plat Book 13, Pages 83 & 84, is to be remove the Second Amended Plat of Lot 1, Pitkin County
Center Subdivision, recorded as Reception No. (and per Ordinan No. 40 (Series of

10. The property shown hereon is subject to all easements, rights -of -ways, buildin setbac s or other

restrictions of record, as such items may affect this property. This survey does not represent a title
search by this surveyor to determine ownership or to discover easements or other encumbrances of record.
All information pertaining to ownership, easement and other encumbrances of record has been taken from
the title insurance commitments for the adjoining parcels, issued by Stewart Title Guaranty Company, File
No. 01330-34746, having an effective date of December 11, 2013 and File No. 01330-33767 having an
effective date of November 12, 2013.
Every attempt has been made to show all easements and rights-of-way referred to in the title
commitments referenced above. Some such items may not be shown if they are standard title commitment
exceptions, or if not sufficiently described in recorded documents, or if they are situated on adjacent
properties, etc.
