Determination: This 30th day of May,2018,the following alterations have been approved as represented in the land use application. Project Details and Review Criteria The applicant is undertaking work to that involves an interior remodel, exterior alterations to window openings, and redesign of the rooftop deck for a structure located in the Commercial Core Historic District but is not considered historically significant itself. • Exterior alterations to window appearance and openings. • Redesign of rooftop including permanent amenities and mechanical equipment. The project qualifies for a Certificate of No Negative Effect according to Section 26.415.070.E of the Municipal Code as it entails alterations to a noncontributing building within the historic district. The property is located in the midground of the Courthouse Viewplanes.The exterior alterations on the building are found to be exempt from the provisions of the view plane review because the work does not create an infringement into the view plane or visibly increase the height or mass of the building from the view plane reference point(Section 26.435.050). Review based on applicable Commercial, Lodging and Historic Design Standards and Guidelines (1.22, 1.23,1.33 and 1.35), staff finds that the work will not diminish, eliminate or adversely affect the significant historic and/or architectural character of the subject property or Historic District in which it is located and that the design standards and guidelines applicable to this remodel are met, with no conditions. 4mon, istPreservatior Expires 3 y ars from date of separately issued Development Order. Issuance of this certificate does not exempt the applicant from complying with all City codes, including land use and building codes.
