From your research of the previously approved floor plans, your proposed floor plan accomplishes both the intent of compliance with the current IBC and the likelihood that the demising wall highlighted in blue in the attachment, separated the 2 units. This proposed plan is approved by Planning Staff. Please submit this email and the attachment with your building permit submittal. Please note that this email is not vested, does not constitute a site specific development plan, and is subject to any land use code changes that may occur prior to permit submittal. To confirm that we are all on the same page, please see attached. Per the attached plan from Jack Miller's office, it appears that the original layout was (2) one-bedroom apartments accessed from a common entry way. Apartment 1 then underwent an expansion and a living room was added. The current physical state of Apartment 1 does not allow an entry and egress that meets the building code (see attached "Existing/As-Built Conditions"). Discussions with planning and the building department resulted in the conclusion that the apartments should be restored to the original layout with (2) one-bedroom units accessed from the common entry per the attached "Proposed Restoration". Please let me know that you agree with this. I have shown the "proposed renovation" as we would like to see it and with minimal disturbance as we plan to renovate the two apartments in a later stage of work.
