Ben & Kristal,
As requested, we observed the existing decks at the residence note above.These include one deck behind the
garage, one deck off the main living area, and one lower deck below the main living deck. The existing decks are
wood framed with 2x deck joists supported on wood beams and wood posts. Our observations are as follows:
• Existing deck joists are weathered and appear to be moisture damaged.
• Existing column at the corner of the garage deck is a 4x6 wood post, extends approximately a story and a
half in height, and appears to exceed the slenderness limit of le/d = 50 per NDS 3.7.1.4.
• Existing deck beam at garage deck is a multi-ply beam with outside laminations appearing to cup.
• Existing deck beam at main living deck is a two-ply microlam beam, not suited for exterior use.
• An existing lower deck column appears to be a 6x6 wood column buried in the ground, no concrete
foundation visible.
Upon completing our observations above, it is our opinion that the decks in general have not weathered well and
appear to be inadequate in certain aspects. With their apparent inadequacies, we recommend replacing all deck
structure with new framing. Should you have any further questions regarding this matter, please feel free to
