1. Sheet Z1.06 FAR:
The basement area may accommodate a light well for the mechanical room. A Light
well/ hatch well has been added as directed by building. The subgrade wall calcs have been
updated in the FAR schedule and the FAR has been adjusted accordingly.
2. Sheet Z1.07 FAR, detail 2 Main Floor Arear Plan and Structural sheet S.2.06 West Main
Floor Framing Plan:
Trellis counts as deck. Please add the trellis at the entry in deck calculation. This area is
included in the "covered front porch" line of the FAR schedule.
• In several areas please consider, the use of and architectural design element known as
a 'brise-soleil, not more than 4' from the façade of the structure. Architectural projections
do not attribute the calculation of deck. These are structurally separate items. at the
moment of the "brise-soleil" or sun breaker the façade is at the outermost edge of the
deck. Therefore, it does not project more than 4 ft from the façade.
• When two elements are combined; they are counted in the most restrictive manner of
the two elements. The combination of deck and trellis or deck and brise-soleil will be
counted as deck. The items are separate features and structurally do not communicate
with each other.
• Adding trellis to the deck extents the deck beyond the 4' limit. Once the feature is in
excess of 4', then the space under the feature is also counted as deck. Please amend
the trellis element which are combined with the decks. These are structurally separate
items. at the moment of the "brise-soleil" or sun breaker the façade is at the outermost
edge of the deck. Therefore, it does not project more than 4 ft from the façade.
• Sheet A7.03 Floor Assemblies and details and A3.01 (47), A3.05 Building Sections (51),
• Detail 1 and 3, Guardrail @ master bedroom deck; please provide structural detail and
plan of trellis or brise-soleil elements. The plan lacks detail about these elements. This
structural information is already provided in the structural drawings. Detail 1 on 7.03 has
been clarified to illustrate the trellis purlins well below the floor level.

• All documents of each discipline shall be consistent. The FA sheets are not consistent
with the structural sheet. The structural sheets illustrate some structure where the floor
area sheets illustrate 'open to below'. The Fire Area sheets, reflective ceiling plans,
illustrate deck where there is open to below. These inconsistencies have been remedied.
• Where the structural sheets illustrate `trellis' There is a lack of detail. Is the trellis the
same structure as the deck, 71/4" LVL @16" O.C? These are not structural members
and therefor are not called out on the structure.
• Please provide structural detail for the trellis and/or the brise-soleil. This structural
information is already provided in the structural drawings. Detail 1 on 7.03 has been
clarified to illustrate the trellis purlins well below the floor level.
Title 26 states the following about trellis:
26.104.100. Definitions.
Architectural projection. A nonfunctional or ornamental feature on a building or other structure
that does not extend to or from, the ground.
Trellis. An uninsulated, unheated stand-alone structure of open latticework for the purpose of
supporting vines or other climbing plants. A roof that is no more than 50%solid material for shade
is permitted. Walls of any material are prohibited.

1. Decks, Balconies, Loggias, Gazebos, Trellis, Exterior Stairways, and non-Street-facing
porches.
a) The calculation of the Floor Area of a building or a portion thereof shall not include
decks, balconies, trellis, exterior stairways, non-Street facing porches, gazebos and
similar features, unless the area of these features is greater than fifteen percent (15%)
of the allowable floor area for the property and the use and density proposed, or as
otherwise exempted by this Section.
b) If the area of these features exceeds fifteen percent (15%) of the property's allowable
Floor Area (for that use and density proposed) only the areas in excess of the fifteen
percent (15%) shall be attributed towards the allowable Floor Area for the property.
The allowable Floor Area for the purpose of this calculation refers to the Floor Area
calculation based on the Net Lot Area, as defined in this chapter or as prescribed by a
site-specific approval, with the following exceptions: Floor Area bonus, or established
or extinguished Transferrable Development Right certificates are not included.
3. Sheet A1.01 Site Plan, and C-4.0
The Civil sheets indicate the removal of the carport yet other sheets illustrate the existing
carport. The carport will be removed correct?

4. Sheet A1.01 Site Plan, A1.08 Lower Level Floor Plan, A1.04 Lower level A2.05, and
A2.06:
Mechanical in the front yard. The Code has limitations with regard to mechanical in a
street facing yard. The applicant may request an exception from the Community
Development Director. Below, please see the paragraph about such a request.
See 26.575.020(E)(5)(n)
a) Heating and air conditioning equipment and similar mechanical equipment
shall have the following requirements:
a. Prohibited between any lot line adjacent to a street and any structure;
and
b. Shall be located at least double the minimum setback for a primary
structure from any lot line adjacent to a street; and
c. If visible from the street, these features shall be screened in
accordance with Section 26.575.050, Fences; and
d. If located within a setback not adjacent to a street, these features
shall not exceed thirty (30) inches above or below finished grade.
These features may be up to thirty (30) inches above and below
finished grade simultaneously.
The Community Development Director may approve exceptions to the
requirements of m) and n) above. The Community Development Director must
first determine that the visual impact of the exemption is minimal and that no
other reasonable option exists. Approval shall be in the form of a recordable
administrative determination.
5. Outdoor Lighting:
May I please see the cut sheets for the light fixtures. The PDF provided would not open:

6. zoning comments in General:
The floor area looks fine, impact fees will be completed once a conversation about
access to the mechanical room is complete.
Impact fees calculated by COA (City of Aspen). The existing floor area at 3,072 sq. ft FA
credit
